An Energy performance certificate is a document which gives details about average running costs of your property, It also has a chart which shows how efficient your home is( similar to the graph when you buy a fridge or freezer) and will advise of potential improvement areas. This is where it gets interesting as most proberties can save energy in one way or another, so you could find them areas your just wasting money makes sense doesn't it? I think this year will be a big year for energy improvements, with many advancements in technology. Some modern technologies could mean that soon we will be able to heat our homes and create hot water for free with the use of a solar PV Panel and a system called heat pumps, shall be interesting.
Why have an EPC?
EPC will allow a tenent or potential buyer to compare how energy efficient the property is and allows them to see the properties average runnings costs per year. It will also give advice on cost effective improvements.
Do I need one?
In January 2003 the EU Directive on the energy performance of buildings came into force to promote the improvement of buildings energy consumption within the EU.
