The spirit behind the ACC is to uphold the aesthetic quality of the neighborhood and to protect the value of your home by maintaining the standards set forth in the CC&Rs. The ACC is established and defined in the Declaration of Covenants, Conditions, and Restrictions for the association. The Architectural Control Committee reviews applications for exterior improvements to the home or lot.
Yes. Any alterations or additions to the exterior of your property (home or lot) must be approved in writing by the ACC. ACC decisions may be appealed to the Board of Directors. See the Architect Committee Design Guidelines. You will need to submit the Application for Exterior Property Modification and/or Exterior Paint Request to the Board of Directors before work is started.
If you make changes without approval, your investment could be at risk. If your modifications are outside the ACC’s Design Guidelines, you may be required to remove or reverse yourchanges.
Yes. Approval from the city does not constitute approval from the ACC. The committee still requires that your plans be submitted in writing for review.
No. Each property and project is different. Applications are reviewed based on the individual characteristics and circumstances for each property. Always get ACC approval before making changes to your property.
According to the CC&Rs, the Association bases its decision on:
· Quality of workmanship, materials, and structural design;
· The conformity and harmony of the external design, color, type and appearance of exterior surfaces and landscaping in relation to the various parts of the proposed improvements and in relation to improvements on other lots.
Application for Approval of Exterior Property Modifications. Please note that this form does not substitute for any permits that the city or county might require. You are responsible for determining what official, legal documents are required and providing copies of those documents to the Architectural Control Committee as part of your application. Your application will not be considered for approval until all of those documents are completed and provided.
