10/30/2009:
Permit and construction repairs process:
1.House for sale, inspecor finds structural issues such as cracks in floor tiles, recommends structural engineer review
2. Structural Engineer is engaged with owner to perform structural investigation & report ( phaseI)
3. Structural engineer submits report with recommendations including soil testing;
4. Geotechnical engineer performs soils tests and forwards results to structural engineer for recommendations & repairs
5. Structural engineer performs analysis and prepares repair specifications based on soil test results & review of existing drawings.(phase II)
6.Owner receives drawings & specifications from SE ( structural engineer) and issues for Bids by contractors.
7. Contractor is hired to pull permit and file application with local Building department,
8. Building department also requests to engage services of a structural engineer to perform special inspections for piles since
the building code dictates such a service. SE will fillout forms and letter for city to receive permission to conduct such inspections,
9. Owner and contractor including subcontractor engage in contractual services
10. Building Department issues repair permit, and contractor commences repairs
11. Contractor calls for progress inspections from city for slab and floor repairs, and calls special inspector for pile inspection
and report
12. Inspection reports are sumitted for city review and approval,
13. City performs final inspection and issues c/o ( certificate of occupancy) signs permit card, and Job is finalized.
