The By-laws, and Declaration of Covenants, Conditions and Restrictions
The following is intended to highlight areas of interest from the By-laws and Declaration, but is not intended to replace them. The complete documents may be obtained from any board member upon request, or by referring to the Full-Text version on this Web site.
Architectural Control. The Architectural committee must approve plans for any architectural changes, such as decks, swimming pools, fences, garden walls, patio screens and dog runs. Approval/Disapproval will occur within 10 days.
Dues. The assessments (dues) levied by the Association will be used exclusively to promote the recreation, health, safety, and welfare of the residents and for the improvement and maintenance of the common Areas. Any assessment not paid within 30 days after the due date will bear 8% interest per year. The Association may foreclose a lien against any property with unpaid dues. No owner may escape the assessments by non-use of the Common Areas.
Property Rights
Antennae. Only one exterior television antenna is allowed. No other antennae are allowed.
Drainage. The established drainage of any property (including grading) may not be altered without approval of the Architectural Committee.
Exterior Maintenance. Houses and structures on the property must be kept in good condition and repair at all times.
Fences. Fences are not permitted in the front or side yards, except ornamental fences less than 3 feet in height. The Architectural Committee must approve all fences.
Garbage. Garbage containers may be placed in front of the property for pickup for no more than a 24-hour period.
Hazards. Hazardous/unsafe activities or structures are not allowed at any time.
Laundry. No wash poles, lines, or clothing is permitted in the front or side yard areas.
Lawns. Grass length must not exceed 6 inches and lawns should be free of unsightly weeds at all times.
Nuisances. The lots must be free of unsightly debris and rubbish and offensive odors, noise, and nuisances at all times. Exterior speakers are not allowed without prior written approval of the Board of Directors.
Pets. A reasonable number (usually 2) of household pets may kept. No animals may be kept for any commercial use.
Residential Use: Rentals. No residence may be used for any purpose other than single-family residential purposes. Rental property by the owner is allowed for residential purposes.
Signs. No signs shall be displayed without approval of the Architectural Committee, except those relating to the sale of a home.
Street Maintenance. The area between the right of way line of the street and the curb shall be maintained by the abutting property Owner.
Utility lines. All utility lines, including electric, phone and cable must be underground.
Vehicle Storage. Vehicles such as trailers, campers, and boats may be stored or repaired within a private garage, but not parked on any lot.
Suspension of Rights. Voting rights and use of the Common Areas will be suspended as long as dues are not paid. Use of the Common Areas will be suspended for 60 days maximum for any other infraction of these by-laws.
