Every once in a while you want to know what the "rules" are. This subdivision was formed as a result of three primary documents: the Articles of Incorporation; the By-Laws; and the Declaration of Covenants, Conditions & Restrictions. The Board often refers to these as the "Founding Documents."
The latter document, as you might expect from the title, places certain restrictions on all the properties that form the subdivision. It was thought that the property values of the subdivision as a whole would be improved by uniform conditions that would apply to each property. The document affects what you can and cannot do on your property; or what you need to get approval on, first. It can be long and somewhat tedious, so someone put together a "Declaration Summary" that highlights the essentials.

It is recommended that every homeowner and resident read through the documents at least once.
