To All Bohicket Landing Home Owners and Residents:
I hope this letter finds every one well. Please see the below updates/information on the continuing recovery from Hurricane Florence.
1. The Onslow County Public Information Office (PIO@onslowcountync.gov) issued a statement last week that the first debris pick-up pass has been completed. A final pass will begin in the next few days and all remaining storm debris must be placed along the right of way no later than Monday, 19 NOV 2018. It must be placed in three separate piles. One pile is for construction and furnishing related debris (drywall, carpet, furniture, mattresses, etc.), a second pile for yard waste (tree limbs, grass clippings, leaves, etc.), and a third pile for electronic equipment/appliances (fridges, radios, computers, etc.).
a. When placing the debris, please ensure it doesn’t block any storm water drains and is near the curb in front of your dwelling and not in the street (this includes garbage cans and recycle bins). There is no specific date when the debris removal crew will be through our neighborhood, but it will take several weeks to complete. If you have any questions about debris pickup or other county recovery efforts, please call the Onslow County Citizens’ Phone Bank at 910-989-5027.
b. Also, be aware that this time of year we will have Nor’easter storms in our area and are expecting high winds this week. Please ensure that any curbside debris, garbage cans, and/or recycling bins are secured so that the trash is not blown into the streets, on other residents’ property, or into the storm water drains/ditches.
2. There have been a few questions in regards to home repairs due to the storm. There is no requirement to obtain approval from the Architectural Standards Committee (ASC) or Board of Directors (BoD) when restoring your home to its original condition (such as replacing a shingled roof, repairing/replacing a fence or other structure that was damaged by the winds/rain, etc.). There is also no requirement to obtain approval when performing interior repairs or upgrades to your home (such as replacing carpet, replacing/painting drywall, upgrading a kitchen/bath, etc.).
a. If performing any exterior upgrades/installations or exterior landscape changes to your property that were not installed prior to the storm (such as installing a new fence or a new shed with any dimension larger than 12 feet, replacing an asphalt shingle roof with a metal roof, replacing siding in a different color or material, etc.), then the owner must submit an application to the ASC or BoD before beginning any construction or installing the new structures.
b. When performing any construction or maintenance to your property, please ensure that your contractors are complying with the rules for the parking of equipment, building material storage, noise abatement work hours, and the other construction requirements listed in the Bohicket Landing Architectural Standard Guidelines.
c. Construction identification signs may be placed only on the lot in which the construction is taking place and may only be displayed during the period of construction/repair on that lot. No signs may be placed in common or other areas. There are currently a number of builder’s signs near the subdivision entrance on both sides of Lafitte Drive. These signs interfere with the mowing of the grass maintained by the HOA’s landscaping contactor. If your builder has a sign in an area other than on your lot, please ask him/her to remove it before the landscaper returns to mow those areas.
d. Please see Articles 11 and 12 of the Restrictive Covenants and Articles 2 thru 7 of the Architectural Standard Guidelines for complete details on the above requirements. Copies of the covenants and guidelines are located in the Resource Center on the Bohicket Landing HOA website (www.bohicketlanding.com).
3. All trailers, recreational vehicles, and/or boats must be parked or stored on the lot behind the front face of the building. Mobile homes, camping trailers, recreational vehicles, tents, or storage buildings cannot be placed on any lot for use as a residence or living quarters.
a. The above items cannot be parked/stored closer than 10 feet to any side or rear property line. These items also cannot be parked/stored in driveways or front yards.
b. If you need to temporally park/store any trailer, recreational vehicle, or any of the above items due to construction repairs or damage to your home, please contact the BoD for a variance. A variance can be approved for a specified time frame and for any extenuating circumstances that may cause the owner not to comply with this requirement.
c. Please see Articles 11 and 15 of the Restrictive Covenants for complete details on the above requirements.
4. The road to the boat ramp has been graded/repaired and the tree that was blocking the concrete launch has been removed. However, there are additional work/repairs that still need to be completed, so please use caution when utilizing the boat ramp area. The final repairs/clean up at the ramp should be completed by the first week of December.
5. There appear to be a number of homes in the HOA that may still be uninhabitable. There is no requirement to notify the BoD if you need to vacate your home, but please ensure we have your latest email and/or phone number, in the event we need to contact you in regards to HOA matters.
Thanks for your cooperation and correction if any of the above matters pertain to you. If you have any concerns or questions, please contact a BoD member. Points of contact information for the BoD are located on the About Us pages on the HOA website.
