Dear Bohicket Landing Homeowners:
I hope this email finds everyone well. The following are updates on a few items that have been recently completed or that will be taking place within the next few weeks.
1. There were no comments or objections from any owner regarding the amendment to the ARCHITECTURAL STANDARD GUIDELINES, APPLICATION & REVIEW PROCEDURES, AND LANDSCAPE & EXTERIOR MAINTENANCE REQUIREMENTS FOR THE BOHICKET LANDING HOMEOWNERS ASSOCIATION (Resolution No. 15-01) that was forwarded to all members on 24 MAR 2019. Subsequently, on 08 APR 2019 the Board of Directors (BoD) passed the amendment as proposed. The amended copy of Resolution 15-01 is posted on the Resource Center of the Bohicket Landing HOA website (www.bohicketlanding.com).
2. A 2019-2020 Annual General Assessment Notice (i.e. dues) was mailed to all members on 26 APR 2019. The annual assessment is $220.00 and is due by 30 JUN 2019. If you have already paid the assessment for 2019-2020, thank you and please disregard the notice. If you do not receive a notice within in the next 5-10 business days, please contact a BoD member or email hoa@bohicketlanding.com and a notice will be sent to you.
3. The HOA annual meeting is tentatively scheduled for 08 JUN 2019 at 4 PM. We’d like to have as much participation as possible, so if that date is not convenient for you, please respond with an alternate date/time. Once a date/time is confirmed, we’ll forward a notice via U.S. Mail and email announcing the meeting and include a proposed budget, proxy, and ballot so that you can prepare for the meeting.
4. There have been no additional nominations for the BoD position that was announced in the newsletter that was mailed/emailed to all members on 26 FEB 2019. Per Section 3.7 of the HOA By-Laws, the “Record Date to Determine Members and List of Members” for members eligible to vote is 30 APR 2019. In order to be listed on the ballot, all nominations must be received by COB 30 APR 2019. Provided that an applicant is otherwise qualified, write in nominations can still be accepted on the floor at the annual meeting or by any ballot that is returned electronically.
5. Also, in the newsletter from 26 FEB 2019 was a reminder about complying with the property requirements in the restrictive Covenants and the Architectural Standard Guidelines. While there has been some improvement on a few lots, there are still a number that have compliance issues. A recent survey of the neighborhood found that more than 75% of the properties (including mine) have some sort of compliance issue. The most common problems are:
a. External repairs to the lot structures not completed in timely manner or restored to a slightly condition (reference Covenants, Article 12.F.10).
b. Fences in disrepair (reference Resolution 15-01, Paragraphs 4.2 and 4.2.(b).
c. Fallen trees, branches, or shrubbery within 4 feet of the center-line of a drainage swale or adjacent property (reference Resolution 15-01, Paragraphs 3.5.(d) and 5.3).
d. Overgrowth in drainage swales (reference Resolution 15-01, Paragraph 5.2.(a).
e. Missing mail box number or house numbers not visible from the street (reference Resolution 15-01, Paragraph 4.11.(a) and Onslow County Ordinance, Section 5-55.(a).(3).
f. Garbage/recycle containers not stored properly or placed so as to prevent wind-blown debris (reference Resolution 15-01, Paragraph 4.8.(b) and 4.8.(c).
6. Over the next few weeks, the BoD will be forwarding compliance letters to those property owners and residents who have not made reasonable corrections. If you have concerns about a potential violation, please contact a BoD member or email hoa@bohicketlanding.com.
