PLEASE NOTE: All house, fence, wall, additions, pools, attached structures or modifications to such (including paint/color schemes) or any construction visible from the street or any lot, must be submitted in writing to the BOD for review, approval and notice of compliance with the covenants PRIOR TO erection, placement or alteration.
COMPLETION AND SUBMISSION OF THE BELOW ARCHITECTURAL CHANGE FORM IS REQUIRED FOR COMPLIANCE.
The following key requirements of the Belle Trace Covenants are provided for common issues (for full details please review the covenants document listed below):
All property line fences must be of post/rail type with green chainlink and height of 4' - no privacy fences or other types may be erected. Interior screening or decorative fences may be permitted.
Roofing must be wood grained composition roofing such as Tamko Heritage 30 Weathered Wood.
Mailboxes must be the same as orignal mailboxes of the subdivision.
No commercial structures or signs are permitted.
No trailers, tents, barns, outbuidlings or any other unattached structure is permitted.
No above ground swimming pools are permitted.
No boats, boat trailers, recreational vehicles, commerical trucks/vehicles, or similar vehicles may be regularly parked or stored within a property except inside an enclosed garage.

With the implementation of the BA Refuse and Recycling bins Belle Trace POA has issued notice (see letter of 10/7/20) that bins should not be visible from the street except when out for pick up (THURSDAYs for Belle Trace). Please be sure to store bins out of sight within the garage or side/back yard.
BA municipal code states that bins and refuse may be placed curbside no earlier than 5 PM the day before pick up, must be curbside by 6 AM the day of pick up and need to be put away within 12 hours of pick up.
