像往常一樣,管部在 2021 年度過了忙碌的一年。雖然我們正處於新冠疫情大流行中,教會建築物大部分時間的使用量要少得多,但在過去的 25 年中,它一直被神使用,沒有進行重大維修。基礎設施已經開始老化,例如屋頂外表圍欄和停車場,除非必要並沒有進行大修。僅舉幾例只更換倒下的圍欄、破碎的窗戶和輕微的停車場裂縫修補工作等等。

由於疫情大流行的禁足封鎖期間,在 Ivan Chiu 於 2019 年辭職後,我們沒有重新僱用教會管理員一職。但感謝 Edward Lee 願意擔任該職位直到 2021 年底。

以下是 2021 年發生的一些重大事件:

  • 五月三十日,一樓男洗手間的廁盆沖水閥門破裂,導致水浸蔓延至接待處周圍,並嚴重損壞了其下方的地庫嬰兒室内外。吊頂的天花板、石膏牆板、地毯和大部分嬰兒用品,玩具和家具,包括平板電視和電子產品。感謝我們的好主內弟兄 Roger Ip 第一時間來到現場清理爛攤子,並立即致電保險公司和清理承包商。雖然在保險範圍內,但也花了3個多月的時間才把所有的損毁都修理好。也要感謝 Norman Li 和應急小組負責申報保險和安排裝修工程直至完成為止。

  • 七月,二樓尋道班房間的天花板漏水。因它立即被發現並且沒有造成損壞。承包商評估這可能是由於異常的季節性強降雨所造成的。如果再次發生,可能需要更換昂貴的平頂屋頂。

  • 十二月進行了外判年度消防和安全檢查。這是在正式的消防局檢查之前完成的。僅觀察並修復了輕微的毛病。由於關係到可能涉及的火災危險,敬拜台前的幕布已被拆除。

  • 由於疫情大流行期間,管部決定取消外置的回收箱服務,並將廢物垃圾箱更改為按需程序,僅當垃圾箱已滿 80% 時才要求運送。與疫情大流行前的每月運送相比,它節省了大量支出。感謝 Roger Ip 對這項安排的徹底跟進,從長遠來看節省了數千元不必要開支。

建議在 2022 年及以後即將進行的維修/翻新工程:

  • 除了被替換的部分(佔小數)之外,大多數圍欄都超過了 20 年。目前從南邊入口附近(東側)有 3 排圍欄在去年 (2021) 十一月已經倒塌,(可能是由於白蟻的破壞)。當雪融化時(春天),已聯繫承包商安排修復。

  • 此外,即使我們不斷通過裂縫修補進行了小幅修復,柏油(瀝青)停車場也已經老化。一些停車位的損壞已無法修復。它需要重新鋪設整個停車場。知道費用是不菲的,建議教會設立“停車場重鋪基金”,不需動用年度常費作此開支。

  • 大多數暖通空調 (HVAC) 都已老化,需要維修或更換。目前,其中一座暖爐已經關閉,需要在教會全面重新開放前進行更換。

  • 關於教堂電話系統,它已經過時,需要更換。服務提供商已建議更改為雲端電話。現有的松下電話交換系統是從教會建堂時就開始使用。我們需要在 2023 年 7 月 15 日(現有電話系統擔保維修的截止日期)之前決定是否升級或更換新的系統。

As usual Facilities Ministry had a busy year in 2021. Although we are in a pandemic and the church building had much less usage most of the time, it has been blessed by God in the past 25 years with no major renovation. The building infrastructure, such as the roofing and the fences, has been deteriorating. The parking lot has not been overhauled. Only absolutely necessary work, such as replacing fallen fences and broken windows and minor crack refill, has been done.

Due to the pandemic lockdown we did not rehire a church custodian after Ivan Chiu resigned in 2019. Thanks to Edward Lee for picking up the role until end of 2021.

Following were some of the major events that happened in 2021:

  • On May 30, a broken valve from the main floor men’s washroom caused flooding that extended to the reception area and severely damaged the basement underneath it: the Toddler Room's ceiling, dry walls, carpet and most of the toys and furniture, including flat screen TV and electronics. Thank you to our dear brother Roger Ip who was the first to arrive on the scene, cleaning up the mess, and immediately calling the insurance company and the clean up contractor. Although it was covered by insurance, it took more than 3 months to fix all the damages. Also thanks to Norman Li and the contingency team for taking up the role to follow up on the repairs until completion.

  • Water leaked from the ceiling above the Seeker’s Room in July. It was discovered immediately and caused no damage. Contractors commented that this was possibly due to the exceptional heavy rainfalls. If it happens again we might need to replace the whole flat top roofing and that would be costly.

  • A third party Fire and Safety inspection was performed in December. This is done annually before the formal Fire Station inspection. Findings uncovered only minor issues and these have been fixed. However, the stage curtain has been removed due to fire hazard concerns.

  • Due to the pandemic lockdown, Facilities Ministry has cancelled the recycling bin service and kept the waste bin to the on-demand program only, calling for pick-up when the bin is 80% full. This saves significant amount of spending compared to the monthly pick-up before the pandemic. Thanks to Roger Ip’s thorough follow-up on this arrangement that saves thousands of dollars in the long run.

Following is a heads up on the upcoming repair/renovation works in 2022 and onward:

  • Most of the fences other than the (very few) replaced sections are more than 20 years old. Currently three sections near the Hillsview entrance (east side) have fallen down since last November (2021), possibly due to termite damage. Contractor has been contacted to conduct repair after the snow has melted.

  • Also, the parking lot has deteriorated, even though we have performed minor fixes by filling in the cracks. Some of the parking spots have damage beyond repair. The whole parking lot needs to be re-paved if desired. Knowing that this project is very costly, we suggest setting up a “Parking Lot Re-Paving Fund” so that expenses do not have to come out of the annual general fund.

  • Most of the HVAC system is aging and requires repair or replacement. At present one of the furnaces has been shut down and needs to be replaced before the full reopening starts.

  • The church phone system is outdated and needs to be replaced. The service provider has recommended changing to cloud-based phones. The Panasonic phone exchange system has been in use since the opening of the church. We need to decide on upgrading to a newer system before July 15, 2023, when the maintenance repair support of the existing phone system expires.

Last but not least, thank you to a group of brothers and sisters including the professional advisers who made the calculated decisions to keep the temple of Our God the Father sustainable to serve in the community. Praise the Lord.
