Browse through the FAQ's many buyers have and let me know if you have any personalized questions I can answer for you!
ALL the time — and I truly love it. I break everything down clearly, keep you updated, and make sure you feel supported from start to keys, and after.
Most of my buyers put 3–10% down, but it all depends on your loan program and your savings and goals. I’ll help you explore options that fit comfortably within your budget & so will the lenders!
For example purposes: First time home buyers only need 3% down with a conventional loan. With an FHA loan, 3.5%, VA loans, 0%, to not have private mortgage insurance, 20%. Second time or move up buyers: Typically 5% minimum
*Minimums are controlled by the programs may change at any time. Consult a licensed lender for accurate estimate*
A pre-approval isn’t required for an initial conversation with me, but it is strongly recommended before touring homes. It’s essentially your “golden ticket” to viewing homes and allows us to move quickly when you find one you love. A strong pre-approval is submitted with your offer and helps show sellers you’re a serious, prepared buyer.
I always recommend getting pre-approved before starting showings. If you need lender recommendations, I’m happy to connect you with trusted local lenders.

“Kaeley was responsive, honest, and incredibly supportive from start to finish.”
From accepted offer to closing: usually 30 days. Sometimes quicker, sometimes longer depending on different scenarios. The searching part is different for everyone — some find their home in a week, some take a few months. No pressure either way. If you are currently in a lease, I can help you find your perfect timing
Usually about 2–4% of the purchase price. I always suggest to ask your lender to give accurate estimates early so you know exactly what to expect — no surprises.
Yes! I work with many out of state families. We'll discuss your goals & timeframe and I'll guide you through. If you need an agent in your current town, I got you covered with that too!
Yes! There are several strategies for coordinating a sale and purchase. We’ll talk through timing, contingencies, and what makes the most sense for you and come up with a game plan together!
That’s completely normal. Part of my job is helping you refine what matters most, understand trade-offs, and gain clarity as you go.
What happens if the inspection finds issues?
Inspections are meant to inform, not scare you! Your inspector checks all the major systems and structure, I'm talking 2-4 hours worth of looking through the home! There WILL be items on the report, most are very long and you can view a sample one here. Remember, that's what you are hiring them for to find everything!
I review the report with you, help find and explain what actually matters to you, and work through any repairs or concessions. I have very thorough and amazing inspector recommendations for you!
Buying a home can feel emotional at times. My role is to guide you, explain your options clearly, and help you make decisions you feel good about — without pressure.
If an appraisal comes in low, we’ll walk through your options. That may include renegotiating price, adjusting terms, or reassessing the deal — always with your best interests in mind.
A buyer’s agent represents your best interests, helps you evaluate homes, negotiate terms, and navigate inspections and closing. Having guidance and advocacy can make a significant difference, especially in competitive markets! If you don't have a buyers agent, a realtor automatically has to work for the sellers best interests, which most people do not want when buying
