Stop the leak. It is important to turn off your source of water. This can be done by either turning the valve (to your toilet or sink) or turning off the water to your entire unit (valve typically in the wall above your water tank).
Clean the leak using towels.
Contact your insurance, so they can send out a company to help with water mitigation (typically SERVPRO, First OnSite) and to open a claim.
Contact your neighbor if water is going into their unit (especially if you have neighbors who live below you), so they can also begin the insurance claim process.
Contact SUHRCO by calling 425-455-0900. This is the emergency on-call number and they will direct you to the correct people. This is to inform SUHRCO of the situation only. You are still responsible for managing the water leak.
Contact the board at board@balatonhomes.org after you've done all those things. It's important to stop/control the leak, contact insurance/neighbors/SUHRCO first before we know.
The Association has a Master policy that will go into effect once the individual homeowner pays the deductible. Currently the deductible is $50,000. Your insurance is responsible for the first $50,000 in damages to your unit. It is important that you have at least $50,000 for "Dwelling Insurance" coverage. This typically pays for the clean-up, rebuilding or the repair of the physical structure of your home. After your insurance has paid $50,000 in expenses that relate to your dwelling, then the HOA's insurance will pay the rest. The HOA's insurance does not cover loss of use or personal property.
Therefore, it is wise to ensure your policy includes loss of use and personal property damage. If you need to stay in a hotel or another home, "loss of use" insurance covers this cost. If your furniture, clothing, etc become damaged, then your "personal property" insurance covers this.
Balaton has contracted SUHRCO to handle day-to-day management and maintenance of common areas.
