You can create a house like this!

Congratulations! You’ve begun your new career and now you are making the average salary. How much money do you need to afford your dream house?

If you do not have enough, what kind of house can you afford? In this project, you will calculate your bills and design a home that fits within your budget!

START HERE

  • Go to ePlans.com and find a house (1500 - 2000 square feet) to build in Sketchup - see Mr. V to approve your pick

  • Talk to Mr. V when it's time to start the Budget Plan and 3-D Home - he will give you a demo!

Task #1 - BUDGET PLAN

Budget Plan - Formulas

1. Calculate Your Monthly Income:

    1. Gross Income = Average Salary ÷ 26 (Your paycheck before taxes)

            1. In a blank cell, type:  = (click Salary #) / 26

    2. Net Income = Gross Income × .7 (Your paycheck after taxes)

            1. In a blank cell, type:  = (click on Gross Income #) * .7

    3. Monthly Income = Net Income × 2 (Two paychecks per month)

            1. In a blank cell, type:  = (click on Net Income #) * 2

2. Calculate your Bills and Expenses

    1. Sum each column - Fixed Bills and Variable Bills - you can add up a range of cells using the SUM function

            1. In a blank cell, type:  = SUM(click and select a range of cells)

    2. Total Expenses - add the two columns of bills

            1. In a blank cell, type: = (click on Total Fixed Bills) + (click on Total Variable Bills)

3. Calculate your Balance

    1. Monthly Income – Total Expenses = Balance (Keep this at $0)

            1. In a blank cell, type:  = (click on Income #) - (click on Expenses #)

4. Calculate Home Price & Size

    1. Home Price = Use the Affordability Calculator (see below, and then see Mr. V with questions)

    2. House Size = Home Price ÷ Price/Sq.Ft (use Google to search "price per square foot in _________")

                1. In a blank cell, type:  = (click on Home Price #) / (click on Price/Sq.Ft. #)

How Much House You Can Afford Calculator | LendingTreeThe LendingTree home affordability calculator allows you to analyze multiple scenarios and mortgage types to find out how much house you can afford.

ENTER THE FOLLOWING in the calculator:

  1. Annual Income - Enter your Career Salary 

  2. Monthly Debt - estimate your total for monthly car payment, credit card, student loans, etc.

  3. Down Payment - between $10,000 and $30,000

  4. Loan Type - 30 Years

  5. Mortgage Rate - 4.5%

  6. Home Insurance/Property Taxes/HOA Fees - Leave as is

IN YOUR BUDGET PLAN:

  1. Enter the Home Price from the calculator

  2. Enter the Monthly Payment from the calculator

Task #2 - 3D Home in Sketchup

3-D HOUSE REQUIREMENTS

YOUR FINISHED HOUSE MUST MATCH THE IMAGE FROM EPLANS. You can only customize the interior (furniture, floors, etc.) and landscaping.

FOUR STEPS:

Make sure your walls are 6 inches thick

STEP #1 -  FLOORPLAN & WALLS (100 PTS.)

  1. See Mr. V for a demo

  2. SCALE  the floor plan to correct size;

  3. MAKE 6" WALLS - VIDEO: HOW TO START YOUR 6" WALL 

Make your windows & front door - match the picture from ePlans

STEP #2 - WINDOWS & DOORS (100 PTS.) 

  1. MAKE WINDOWS  - the windows must match the picture from Eplans. See Mr. V for a demo. Also, you can WATCH THE VIDEO.

  2. DOWNLOAD INTERIOR DOORS

  3. MAKE FRONT DOOR

Make your countertops and cabinets - kitchen & bathroom

STEP #3 -  INTERIOR DESIGN (50 PTS.)

  1. MAKE all the COUNTERTOPS & CABINETS

  2. DOWNLOAD basic furniture

  3. ADD flooring - carpet, wood, tile

STEP #4 -  ROOF, EXTERIOR, & LANDSCAPING (50 PTS.) 

  1. MAKE the ROOF

  2. CREATE  patios, walkways/driveways, 

  3. DOWNLOAD plants/grass. 

  4. Exterior should match the image from ePlans.

  5. Architecture details and beautification- roof trim, window trim, materials/textures, anything else that makes it look realistic

IMPORTANT TIPS:

While you're working:

  • SAVE OFTEN! Don't lose your work - if it won't save, go to the Sketchup Menu and Download it (.skp) as a backup.

  • STUDY YOUR FLOOR PLAN

  • STAY IN A "HAPPY PLACE" - USE CTRL+Z and SHIFT+CTRL+Z

  • CHECK YOUR WALLS! MUST BE 6"!

  • PROBLEM SOLVE AND MAKE DECISIONS - SEEK HELP IF YOU REALLY GET STUCK!

WHAT TO MAKE & WHAT TO DOWNLOAD:

  • Make Windows and Front Door to match your house if you can't find a match in 3D Warehouse.

  • Download Interior Doors

  • Make Countertops, Cabinets, Kitchen Island, Stairs 

  • DOWNLOAD - SINKS, FAUCETS, DOORKNOBS, APPLIANCES, FURNITURE, DECORATIONS - DO NOT WASTE TIME ON LITTLE THINGS.

  • DO NOT DOWNLOAD - entire kitchens or bathrooms

COOL TRICKS WITH TOOLS:

  • SAMPLE A TEXTURE/COLOR = B (bucket tool) + command. Go to 3D Warehouse and download "textures" to sample

  • SMOOTH EDGES = E (eraser) + option

  • SWITCH FROM ORBIT TO HAND - HOLD SHIFT

  • COPY WHAT YOU SELECTED = M (MOVE TOOL) + OPTION

  • X-RAY AND MORE TOOLS! = RIGHT-CLICK ON THE TOOLBAR AND DRAG WHAT YOU WANT ONTO THE TOOLBAR.
