Articles of Incorporation:
The articles of incorporation are the original application for incorporation of the Home Owners Association as a non-profit in the State of Colorado and was filed with the state in 1989. There is nothing particularly interesting in these documents.
Bylaws:
The Bylaws go hand in hand with the articles of incorporation and spell out the details around the operation of the non-profit corporation, including things such as the definition of voting members, the process for electing board members and officers, powers of the board and definition of meeting types and other aspects associated with day to day operations. Our Bylaws were originally drafted, signed and notarized in 1989 and you can find the original Bylaws with signatures in the directory below. You will also find a searchable version of the Bylaws, which were re-typed from the original scans to improve readability. Unless you are on the board, are interested in volunteering, or just want to know how the HOA is administrated you will probably not find these documents of much interest.
Covenants:
The Covenants contain the information of the most interest to homeowners, including things like services offered, how assessments (annual, special, etc.) can be collected from the residents, and other details. The original covenants were created in 1986, and amended twice, once in 1990 and a second time in 2018. We recommend reading the Amendment 2 first before reading the original covenants so you have an understanding of what has changed since the original covenants were created. As with the Bylaws, there is a searchable version as well as an original scan with signatures.
Policies:
It is occasionally useful to establish written policies for common questions in order to reduce the number of repetitive questions that come into the board of directors, as well as to improve consistency across boards. Any established policy can be deviated from with an approval from the board. You may find our policies below.
