To maintain the architectural character and aesthetics of Windsor Square Property, while protecting and improving the value of homes, Homeowners must obtain HOA approval prior to commencing any exterior modifications to their homes.
All our windows are exteriors facing and contribute to the property aesthetic. Our CC&Rs require all Homeowners to submit plans and receive approval from the HOA before commencing any alterations to the exterior of any units.
All windows must meet or exceed the below specifications.
Windows shall be of a common, name brand quality window manufacturer such as Anderson, Milgard or equal. The windows manufacturer must be clearly specified in the application form.
Window type: Horizontal sliding (side-to-side) glass only for all windows, screens and doors. To avoid mismatching windows around the complex, window types must match the existing windows: picture window must be replaced with another picture window; openable window must be replaced with an openable window that slides in the same direction; patio door must be replaced with a patio door that slides in the same direction; etc.
Frame color: White (not off white).
Total exposed face-frame width range: (for example 2 1/2" to 3 1/8" - approximately the range we have now). The size and position of windows and doors opening must remain the same as the one originally made at the time the unit was constructed; i.e. windows and the patio door must not be resized.
Material: vinyl. Aluminum, wood and fiberglass are specifically not acceptable.
Glass type: clear, not tinted or mirrored, UV coatings will be allowed if they do not interfere with the transparency of the window. The new windows shall not be grid type or have metal grids.
Installation shall be done with a city building permit where applicable. Paint colors will be provided by the management company and windows shall be installed with no cost or damage to the association. Any stucco damage shall be repaired to match the original and be guaranteed watertight by the Homeowner, without exception to owners selling their units. Since leaks can possibly affect other units and the common walls, the work should have at least one year warranty on the window installation.
The contractor performing the installation should be clearly named in the application and should carry general liability insurance.
