White House Beach homesite inspections look for violations of the Community Rules and Standards. Common violations include mildew on the home or shed, debris scattered on the lot, old construction materials, weeds in driveways, items hanging in trees, overgrown bushes and damaged skirting. Homes are required to have the Lot # and street address number posted on the home visible from the street. We will also be looking for compliance with that rule. All homes must be kept in good condition and repair, with clean and neatly painted exteriors. Any changes to the exterior color of the home or its associated structures, including additions, roofs, utility buildings, porches, steps, and skirting, require written approval from WHB. Additionally, skirting around the home, including decks, porches, and additions, must be properly maintained, and kept in place.
Residents are required to keep their grass mowed and yards maintained, including removing leaves and pine needles. If grass reaches 10 inches in height, WHB will mow it and charge the tenant. Weeds must be pulled from flower beds, and grass clippings, leaves, and pine needles must not be blown into or removed to streets, neighboring lots, woods, or common areas.
Satellite dishes or other communications equipment must be attached to the manufactured home and are not permitted to be freestanding on the lot.
Realtors’ signs may be placed adjacent to the home. Generic “For Sale” signs for homes, cars, or boats are not permitted on the leased space but may be attached directly to the home, vehicle, or boat.
If your residence is on a road where mailboxes are allowed, you must maintain the mailbox in good condition—neat, rust-free, and fully functional.
Exterior holiday decorations must be removed within 14 days of the holiday ending.
Election signs may be displayed up to 30 days before an election and must be removed within 10 days after election day. This rule applies to primary, general, school board, and school referendum elections. Each home may display one campaign-approved sign, either attached to or placed in a window of the home, but signs are not allowed on the lot. Banners are prohibited, and flags must follow the same timeline as election signs.
Above ground pools may be permitted but plans or proposals must be submitted and approved by WHB. Pools must be maintained with water sanitation, a proper filtration and circulation system. Inactive outdoor pools must be covered; a drainage pump must be placed on the cover to ensure there is NO standing water.
Driveways can be constructed from gravel, clamshell, concrete, or asphalt materials. It is important that driveways are well-maintained and visually appealing. Free from weeds, grass, falling branches, tree limbs, leaves, needles, pinecones, sap, pods, seed containers or any such material normally produced by the tree as part of its life cycle.
Fences are allowed with prior approval from WHB. Only vinyl and wooden split rail fences not exceeding 4 feet in height will be permitted. Tenants are responsible for locating all buried utility lines before starting any installation work. Fences must be maintained in good repair and kept clean.
