Covenants specify the rules and regulations that govern what one can, cannot, and must do with their property in their subdivision. By definition, covenants are restrictive: They place restrictions on what can be done on a person's private property.
The purposes of the restrictions, however, are intended to protect certain freedoms and values for the good of all at the expense of "freedom to do whatever I want with my property." As examples, restrictions on how a property must be maintaned are intended to protect the beauty and resale values of all neighborhood properties. Restrictions on noise levels are intended to protect the tranquility of the subdivision. Restrictions on commercial use of a property are intended to maintain the residential feel and traffic safety of the subdivision, as well as property values.
As covenants go, our Wheatland Hills covenants are fairly moderate compared with many, with a focus on maintaining safety, tranquility, neighborliness and property values.
All owners and renters should be well acquainted with the covenants.
