No estate agent/private sale boards are permitted inside of Waterberry Estate or in front of the gate house.
Estate agents selling a property must register with the managing agent for this specific stand number and will expire once the property has been sold.
(Estate agents must take their EAAB certificate with to register)
Permission has to be obtained from the HOA 72 hours prior show dates and will exclude Sundays and Christian public holidays.
All estate agents marketing property in the estate must obtain permission from the HOA and must agree and familiarize themselves with the rules and regulations and building guidelines of Waterberry Estate.
Estate agents are to accompany all clients entering and leaving the estate.
The clients have to be informed about the HOA Rules and regulations and building guidelines.
In the event of the resale of a property, the owner or his agent, are required as a condition of the title deed to ensure that the new Purchaser is aware of and receives a copy of the Waterberry Estate HOA Rules and Building Construction Rules and any other administrative regulation applicable, prior to the conclusion of any sale of change of ownership. Any new owner will automatically become a member of the Waterberry Estate HOA on registration of transfer of the property.
A clearance certificate must be obtained from the Waterberry Estate HOA prior to the transfer any property sold, to serve as proof that levies and charges to the Waterberry Estate HOA are or will paid up in full on registration of transfer, which clearance certificate may also be withheld if security for the payment of any outstanding levies have not been given to the satisfaction of the HOA.
The resale of a vacant stand shall be calculated to a minimum of 6 months of the set out time limitations for the start or finalization of the building of a home as laid out in the original offer to purchase of the stand. In no way will the resale negate change or disallow the required building of a house by the developers, designated builder or allow use of building plans and designs not approved by the developer.
