Villa Overview:

• VILLA CASA BALA (Villa No C1) has 3 floors that house a living & dining room, a kitchenette, 3 bedrooms with attached bathrooms, an open terrace and a balcony. The fully furnished Villa has an area of approx 2000 sqft with an internal staircase connecting the 3 floors. The 2 bathrooms are private and attached to the bedrooms on the ground and 1st floors. The top floor large attic bedroom does not have an attached bathroom. All rooms are airconditioned. The Villa is just adjacent to the outdoor pool and surrounded by a vast garden area with tiled pathways.

  • The serene & pristine Varca beach is a leisurely walk of around 15 minutes away or a drive time of less than 3 minutes.

  • We have a provision for providing 2 extra beds (mattresses plus bed linen) at an additional per night charge. Hence, 6-8 persons can be accommodated in the villa.

  • Most of the furniture is antique Portuguese/Goan furniture of teak wood or rosewood that enriches the ambiance of the villa and gives one a feel of the grand lifestyle that’s so unique to Goa. The French windows and doors of the rooms give you a feeling of complete openness and depth.

  • The ground floor includes a living & dining hall, a kitchenette and a master bedroom with an attached bathroom. A door from the bathroom leads out to your own open to sky outdoor shower. The fully equipped modular kitchenette has pull-out racks and draws, a four-burner hob, chimney and a stainless steel sink

  • The first floor has a master bedroom: a bathroom suite with a large open terrace as well as a balcony to sit out and enjoy the salubrious Goa weather. The open terrace overlooks the pool and one has a clear view of the endless greenery all around. The bedroom has a wooden floor.

  • The top floor has a room that could either be used as an extra bedroom or a family room/den. The room has a wooden floor. This room does not have any bathroom attached to it and the guests in this bedroom will have to use the bathrooms attached to the other bedrooms.

1. POOL - The Pool timings are from 8 AM to 7 PM. PROPER SWIMWEAR IS MANDATORY. Eatables & drinks are strictly prohibited in the pool area & the pool. Diving is prohibited. Children must be accompanied & supervised by their adults.

2. BED LINEN AND TOWELS – shall be provided (they are changed after every 3 days for short stays & once a week for long stays.

3. EXTRA BED (mattresses and bed linen) - can be provided for 2 persons at a nominal additional charge per person per night

4. TOILETRIES – shall be provided

5. HOUSEKEEPING – Complimentary Daily Cleaning & Housekeeping facility. Housemaids timings are from 9 AM to 12 Noon.

6. TEA/COFFEE etc – Teabags /Coffee /Sugar /One Milk Tetrapack /JuiceTetrapacks (small) shall be provided in limited numbers in the refreshment hamper on arrival. Refills need to be arranged or paid for by the guest.

7. FOOD/COOKING – One can prepare breakfast/lunch/dinner in the fully equipped kitchenette in our villa. Cook can be arranged at extra charges only on prior intimation & subject to availability. Alternately one can walk/drive to the nearby restaurants and beach-side shacks (these are open only from mid-Oct to April). However, in case home delivery is desired, the same can be ordered directly by the guest.

8. SECURITY – 24 hours security plus 4 external CCTV Cameras installed at both the entrances of the Villa (at the main entrance & at the rear end) and in the outside pathway that leads to the rear entrance door and on the terrace corner.

9. NEWSPAPER - Can be arranged for longer stays upon prior intimation

Sanitization Norms:

• The entire villa is sanitized after each guest check out and before a new guest checks in.

• Guests are advised to leave all footwear outside the front door & sanitize them by using the sanitizer spray.

• Hand Sanitizers are kept for use at the main gate as well as near the villa entrance door.

• Guests are required to wear a mask whenever they step out of the villa & whenever somebody from outside comes in (for example, the maids or caretaker or cook)

• Housemaids, caretakers, cooks, drivers are advised to wear a mask when they enter the villa or interact with the guests & wash or sanitize their hands adequately.

• Unknown outsiders are not permitted to enter the premises/villa.

• All guests are asked to submit a Self Declaration Form wherein they have to confirm that they have been COVID Negative during the past several months right up to their check-in date. Their individual contact details & official ID proof (Adhaar Card) is also obtained for reference purposes

Guests are requested to kindly refer to our House Rules. We humbly request & expect our guests to follow all the House Rules listed below:

• NUMBER OF GUESTS - The villa can accommodate a maximum of 8 persons or individual guests. Each child (except babies in arms or infants up to 2 years of age) and each adult is counted as an individual guest. In other words, any guest whose age is above 2 years, is counted as a separate individual guest.

• Guests are requested to use all home appliances with care and follow the instruction manuals if necessary. All glassware and crockery should be handled with care.

• Please keep children away from the WIFI, electrical appliances and glassware for their safety.

• POOL - Children should be accompanied by parents/adults when they use the swimming pool.

• Pool timings are strictly from 8 AM to 7 PM.

• The pool can be used only with appropriate swimwear, no other clothes are allowed in the pool.

• Eating and drinking in the pool or near the pool is strictly prohibited. DIVING IS NOT ALLOWED.

• The pool is just in front of our villa. Children should not be allowed to use the pool unless they are under the supervision of adults. Please exercise the required level of vigilance and caution when children are using the swimming pool.

• The resort security or staff shall be compelled to ask the guest to leave the pool area, in case there are any violations of the pool rules.

• WiFi - We have installed 2 separate WIFI connections -BSNL and GWAVE. Both are available for the use of the guests. The plan subscribed to, is for speeds "up to 150 Mbps" and for up to 450 GB of data. Very very few properties have 2 WIFI connections, which we have. We are given to understand by the internet connection providers that these plans/specifications are adequate & good to cater to "work from home" and/or "study from home" activities. However, they should not be compared to a commercial business or office setup. After all, our villa is not an office premise, it's our home. WiFi s are password protected. We request guests not to touch the WIFI wiring or the router/modem as it may lead to disruptions/disconnect in the network.

• GENERAL PRECAUTIONS - Since the Villa is surrounded by greenery and natural elements, it is advisable to keep the windows and doors closed particularly in the evenings in order to prevent insects/mosquitoes from coming in. We have provided mosquito repellents in the villa (plug-in types). Please use them if required. We shall not be responsible in case any mosquito happens to enter the villa because of a door or window kept open by a guest.

• The personal safety of guests and their valuables is the sole responsibility of the guests and the owner shall not be liable for any loss of money or valuables or if the guests compromise on their personal safety. Please securely close/lock all the doors (including the exit door at the rear from the ground floor bathroom) and windows before you retire for the night. This is by way of abundant precaution. We are not responsible for protecting your valuables and cash etc. We strongly suggest that you DO NOT carry valuables and/or too much cash. In case you need to do so, please be solely responsible for their safe custody.

• Valuables/Cash etc - It is the sole responsibility of the guest(s) to take full care and exercise 100% caution regarding their valuables and cash etc. Guests are requested not to keep their valuables/cash etc lying around unattended or without any supervision. As a matter of abundant precaution, guests are also advised to check and secure the front and rear entrance doors, terrace and balcony doors and other windows before they retire for the night.

• Change of Towels & Bed Linen - Towels and Bed Linen (bed sheets and pillow covers) shall be changed after every 3 days of stay for short stays & once a week for longer stays. Bathroom towels should not be taken out of the villa for any reason whatsoever. For use of the swimming pool, separate pool towels are provided by the housekeeping staff. Bathroom towels should not be taken to the beach or to the pool.

• Maintaining decorum, discretion and general awareness towards other guests and the surroundings - Since the villa is located within a resort complex, the guests are requested to respect other people's need for privacy. Hence, playing loud music or inordinate levels of noise may kindly be avoided.

• No loud music or noise from 10 PM to 10 AM. Littering in the garden area or pool area may kindly be avoided.

• SMOKING OR HUKKA IS NOT PERMITTED INSIDE THE VILLA. IF REQUIRED, GUESTS CAN STEP OUT ON THE ADJOINING ROAD OR OPEN AREAS OUTSIDE THE PREMISES AND SMOKE, BUT KINDLY DO NOT DISPOSE-OFF CIGARETTE BUTTS IN THE GARDEN OR POOL AREA.

• Save electricity and water - We shall be thankful to our guests for switching off the ACs, Fans, Lights, Geyser, TV, Washing Machine and other electrical appliances when not in use and before stepping out of the villa. Guests are requested to close all the water taps properly after use.

• The Geyser/Water Heater installed in the bathroom on the 1st floor. It is connected to both the bathrooms ie the 1st & ground floor bathroom taps. Please allow 15/20 minutes time after switching on the geyser, so that the water becomes warm.

• WASTE DISPOSAL - There are rules of segregating & disposing of waste as laid down by the Local Panchayat/Municipalities. Waste needs to be segregated between Dry & Wet and other Bio wastes. Request that they are not mixed up. We have provided separate waste disposal bins (marked as DRY & WET).

• PLEASE DO NOT FLUSH DOWN the commode, items like plastic bags, cloth, infant/adult diapers or sanitary napkins or any metal or glass items, etc. It will clog the sewage pipes etc and cause a lot of problems & misery to you as well as everybody else.

• PLEASE DO NOT DRY OUT WET CLOTHES OR TOWELS on furniture or on the balcony railings. We have provided clothes drying stand for drying out your clothes/towels; it's on the 1st floor balcony. Please ask the housekeeping staff to guide you in case you are unable to locate the drying stand.

Villa Casa Bala is located within a private resort complex called Serenity on the Varca Fatrade road, in South Goa, approx 700 meters from the famous white sands of Varca beach amidst the lush greenery of swaying palm trees, paddy fields and Nature’s bounty all around. The walk to the beach is an easy 15 minutes of ambling along an avenue of mangroves. One can drive down to the beach in a minute or two.

The nearest landmark is St. Rocque Chapel. The Villa complex is opposite this Chapel.

The famous 5 star Caravela Resort is very close to the Villa complex and other 5 star properties like Club Mahindra, Zuri White Sands, Holiday Inn, The Leela and a few others are just a short drive away.
