The homes in the Trotters Lea Development are 30+ years old. We are proud of how the community looks as a whole, and feel it is important to maintain a standard of consistency. But, due to the age of the homes, exterior building materials replacement is or will be an issue to all shortly.
Your Association has been in contact with reputable contractors (some of whom did the original work on your house), and have come up with recommended “Replacement Standards”. This includes roofing, siding, gutters, windows, privacy fences, front doors and garage doors. We will provide you with original building materials and color schemes of your townhouses and recommended replacement building materials. Originally, there were (3) color schemes of roof/siding/brick/trim paint colors alternated throughout the Development. To the best of our knowledge, this information is correct.
These are only recommendations. An Architectural Request Form must be submitted before any alteration is made to the outside of your home or property. Remember, how the community looks as a whole reflects upon all and affects all home values.
Potential Replacement Items
Privacy fences at rear of townhouses - Originally from Logtown Fence Co. located on Rte. 202 in Chadds Ford and still available. Material is a western red cedar and the style is a shadow boxing. Fence should be stained and a preservative applied. Not to be painted. Logtown can supply or supply and install.
Garage doors - Contractor Michael Wiciak Garage Doors installed the original garage doors and has since installed replacement doors to closely match original color or door can be painted. Door should be a flush panel style.
The re-painting of the exterior windows, trim, shutters, front door and garage door is included in your monthly dues. But, you may need to refer to your specific color in certain instances, e.g., painting of storm doors to match front door. The original paint colors were Finnaren & Haley Historic Philadelphia colors. Current paint colors are Benjamin Moore.
Windows - Original windows were a Marvin wood window. It is recommended windows be replaced with a cladding over the wood or a quality vinyl window. The color of the window would need to match as closely as possible with the original painted color.
Front Door - Recommended replacement is a 3/0 x 6/8 6 panel 2 lite steel door. The style must remain consistent. New door to be painted same as the original color.
Siding - Your current Triple 3 vinyl siding should last a lifetime. Repairs can be made to your siding. Replacement should be made with Certainteed Wolverine Restoration Smooth Triple 3".
Roofing – The original shingles were Tamko brand 3-Tab Style and should have a lifespan of 20-25 years. It is recommended when you replace your shingles you do so with Tamko Heritage 30/50 laminated asphalt shingles.
Gutters/Ridge Vents - Gutters are aluminum and a beige color throughout development. Style to remain consistent. Ridge vents on top of the roof are a dark brown color.
Tree Pruning - Trees and shrubbery need to be maintained (pruned, trimmed, removed, stumps removed) on an annual basis, in the fall or spring.
