As we are a PUD (Planned Unit Development) and not a condominium association, each homeowner is responsible for maintaining both the interior and exterior of their property (including roof, siding, windows, fencing, landscaping, etc.). As such, each homeowner may replace these items when they deem necessary or desired, acquiring the proper permits from Hillsborough Township where applicable. The following are our neighborhood specifications regarding each item.
Roof:
Must maintain the current color. If both sides (connected homes) change roof at the same time, the color can be changed to any dark gray or wood tone color.
Siding:
Material can be wood or vinyl.
Must maintain the current lines/orientation of siding.
Must maintain the current color. If both sides (connected homes) change siding at the same time, the color can be changed to any earth tone color with dark trim.
Windows and Doors:
Exterior of windows and doors must be one of the Anderson colors: terratone, dark bronze or cocoa, or other manufacturers' equivalents.
Trim, whether wood or vinyl, needs to remain the dark wood tone that it currently is.
Fence and Landscaping:
No specific requirements, but we recommend you try to remain consistent with your neighbor and the general look in the community.

No specific requirements or Board approval required
