The Three Brooks Home Owners Association is under the Societies Act and is registered with the Nova Scotia Registry of Joint Stock Companies. It was registered on 20 September 1993 as stated in the Memorandum of Association. It has By Laws that were revised in 2018. Membership in the TBHOA is requirement as stated in either your property deed or its assocaited protective covenants. It has a volunteer executive that oversees the eighteen properties that are owned by TBHOA including private roads and lands highlighted in yellow in the Three Brooks catchment area (pdf) map. Private Road Dues for 99 properties and Common Dues for 160 properties are collected by Halifax Regoinal Municipality (HRM). These dues are approved at the TBHOA Annual General Meeting held during March and are shown on your September HRM tax bill.
This community has been created and maintained with the ecology in mind. The Protective Covenants of Three Brooks are designed to protect property values; to preserve and enhance the special lifestyle offered in Three Brooks; and to preserve the natural environment for the enjoyment of everyone. They govern each new owner upon the transfer of title to each property and they protect all of the lands including all properties and all Nature Reserves. All purchases of properties in Three Brooks are required to become members of the Three Brooks Home Owners Association (TBHOA) as stated in either their property deed or protective covenants. The TBHOA executive administers community recreational activities and the maintenance and operation of common facilities including its private roads and the upholding the Protective Covenants.
