Self-contained communities, especially with high density, must have high percentage of open space for the residents to enjoy and relax without having to drive.
Letter to Cape Gazette and Coastal Point - Ordinance is destruction machine
10% open space for the huge parcels of over 200 acres and 12 units/acre! (Workforce Housing with 12 units/acre requires 50% open space.) - contrary to the MPZ's Purpose and Intent declared in the ordinance to preserve and enhance natural landscape. (Vince Robertson, County Assistant Attorney for P&Z, used a deceptive diagram that shows about 40% open space as a sample.)
"Land owned by government or non-profit entities that is included in the Implementation Manual and is open to the public may count toward this [10% open space] requirement." - per line 254 -256 of the ordinance draft.
Let's picture what 10% open space (90% non-open space) would look like.
Suppose you have a lot that is 100 x 100.
The 60% non-open space can be achieved by 9 x 6.7, 8 x 7.5, 7 x 8.6, 6 X 10, etc.
The 90% non-open space can be achieved by 9.5 x 9.5, 9 x 10, etc.
