New One Lake Apartments Approved by Fairfield Planning Commission

During their regularly scheduled meeting on Wednesday, the Fairfield Planning Commission approved a new apartment project to be located in the One Lake community.

The 190 unit apartment project, entitled One Lake Family Apartments, will provide new affordable housing to Fairfield in a transit-oriented setting. One Lake is a master-planned community located near Fairfield-Vacaville Hannigan station in northeast Fairfield. The Train Station Specific Plan, which sets out specific policies for the area surrounding the station, envisions a community with a variety of housing types and where people are not forced to rely on a car.

However, this did not stop the Commission from expressing concerns regarding the project's parking requirements. Following a staff presentation, city staff and the developer gave multiple justifications for the number of parking spaces the project would give. As a 100% affordable housing project, state law allows for the project to give less parking spaces than required. The developer also sought a parking concession as part of a density bonus, lowering the number of required parking spaces from almost 400 to 297. Due to the transit-oriented nature of the project, over 30 bicycle storage spaces are being provided. Additional overflow parking into adjacent commercial lots will also be possible.

Aside from parking concerns, commissioners also asked other questions pertaining to schools and transportation. Following comments from the applicant, the Commission voted to approve the project.
