The Train Station Specific Plan aims to create a transit-oriented neighborhood around the new Fairfield-Vacaville Hannigan Capital Corridor Stop at Peabody Road and Vanden Road. New services would include a new library, a new school (under Travis Unified School District), and low-, medium-, and high-density residences in the area.
Under the plan, high-density housing would be located nearest to the train station, with the town center area being located there as well. Areas farther from the station would be home to mid- and low-density residences.
Located in the future One Lake community (also known as Planning Area Four), Lake Park will provide a community gathering place centered around an 11 acre lake. Bordering the lake is a one mile trail. The city plans for major gathering events like festivals or concerts to occur at Lake Park.
Consisting of 144 acres, this triangular shaped area will be home to homes, ranging from high density to low density as the distance from the Town Center increases. In total, the area should provide around 1,050 units of housing. This area is located northwest of the intersection between Vanden Road and Peabody Road.
This area will also have access to Linear Park Trail. Access to the Town Center will be via an enhanced walkway system.
Consisting of 155 acres, this area is planned to be the Town Center. Located northeast of the Vanden Road and Peabody Road intersection, this area will provide a walkable mixed-use community made up of retail, commercial, and about 1,575 residential units. Residential units will consist of low, medium, and high densities.
The Town Square will provide a space for community events like festivals, fairs, and concerts. Surrounding the square will be a variety of commercial uses, including groceries, office and financial services, entertainment, and medical services.
This planning area will also be home to a new elementary school adjacent to a wetlands conservation area and close to the Linear Park Trail.
This 69 acre area is located south of the Fairfield-Vacaville Hannigan Train Station, and will consist of 924 units of housing, ranging from medium to high densities. Four acres will be dedicated to low density housing, consisting of 28 units. A railroad undercrossing will allow residents to walk to the Town Center. A five acre park will also be available to residents.
The Biggs Property and Travis Crossing developments will both be built in this Planning Area.
This area, east of the Town Center and also known as the Lake District, comprises 184 acres and will include 1,664 residential units of low, medium, and high densities. The area will also be home to the 22 acre Lake Park and neighborhood commercial activity, as well as connect to the Linear Park Trail.
Next to Lake Park at the southern end is the South Lake Activity Core, which will house a neighborhood commercial business, restaurant, private recreation center, and a public library. A plaza will also be available on the lakefront.
One Lake and One Lake Family Apartments will be located in this Planning Area.
Consisting of 196 acres, this area will house 1,477 low and medium density residential units. The area is located at the southwest corner of Canon Road and Vanden Road. A possible private recreation facility may be built in this area, providing swimming and play facilities for this area and other nearby planning areas. The area is also adjacent to the 50 acre Great Park and Linear Park Trail, providing open space.
This area will serve as a jobs hub for the neighborhood, providing two areas totaling 300 acres separated by conservation wetland. The area will be in the eastern part of the plan area, with the northern portion being along the Old North Gate Road alignment and the southern portion on the New Canon Road alignment. Both areas will have access to rail if the railroads are extended.
Both job hubs will be zoned for light industrial uses, but will also provide space for a business park, research and development, manufacturing, and service. A small local service area will also be available in both hubs, made up of retail, professional offices, food service, fitness, and/or medical uses.
Consisting of 687 acres, this area consists of open space, providing a natural buffer between development in the city of Fairfield and Vacaville in accordance with the Vacaville-Fairfield-Solano Greenbelt Agreement. This area contains the end of Linear Park Trail, the proposed 50 acre Great Park, and a potential water storage reuse basin.
Great Park will provide space for large-scale sports in the community, including sports fields, a skateboard park, sports courts, picnic areas, a lake, and other recreational activities.
Made up of 942 acres, this area serves the purposes of habitat conservation, provides open space trails, and contains a mitigation bank.
This area contains residential units that already exist or are already permitted within the plan area prior to the Specific Plan's creation. There are also spaces where residential development may be allowed in the future. These include:
