Annual Home Owners Meeting
The next meeting will be scheduled for sometime in September 2027. All Association members are always encouraged to attend.
Additional information about that meeting will be mailed out shortly before the meeting to each Home Owner of record, with details about the Annual Meeting. Please contact the Trustees via e-mail if you require any additional meeting details.
If you are unable to attend the Annual Meeting, you are asked to complete a Proxy vote form, so that your representation in Association matters is expressed. It is very important that these Proxy's are signed and returned to us in a timely manner.
The Annual Meeting is for Association members only and guests invited by the Board of Trustees.

Reserve Fund Study
A new Reserve Fund Study was completed and the final report submitted in May 2026. The full report can be viewed HERE
This Reserve Fund Study was prepared by Community Reserve Specialists. This report is prepared as a long-term financial planning tool following a visual, non-invasive evaluation of community assets as of December 2025. The report evaluates the association's reserve fund against future projected expenditures for nine major reserve components over a 30-year period. It notes that the community's reserve fund is currently healthy, or considered "Fully Funded." To maintain this standing, prevent the need for loans or special assessments and remain compliant with primary lending standards (Fannie Mae and Freddie Mac) and Ohio laws, the study outlines a stable Cash Flow Method funding plan that recommends minor (2%) annual funding increases over the next three decades.
Our largest expense items would be street and drainage repairs for Keats and Castleton, if necessary.
