Reported Activities of your Board of Trustees in 2024/2025
• The Board generally sets aside a yearly budget of $20,000.00 for Common area maintenance. We try to do several projects each year within that budget. Since our development is 25 years old, by doing a little every year, we strive to avoid costly repairs, thereby avoiding extra assessments to the property owners.
• The President encouraged owners to have their statements and newsletters sent by email, thereby saving our postage expense.
• The Association Website was created and is maintained by Andy B. Owners are encouraged to periodically check the Website for important information. It also has links for contacting the Board of Trustees and other relevant websites. It is frequently updated by Andy.
• The quarterly Newsletter has been re-designed by Andy B. and is wonderful.
• The Board will continue to make the decision about salting Castleton and Keats in the winter.
• Phase II to improve the entrance to the development was completed in October, 2024.
• All the mailbox kiosks have had a facelift with all the addresses painted on the doors. Thank you to Bill N.
and Nina V. for their work on this.
• The gazebos and mailboxes were sprayed for wasps and bees in the Spring.
• Road repairs on Keats were done this summer. In addition, the gravel walkway to the Brittany Rd. gazebo
was replaced with a concrete walk.
• In July, Lamphears sprayed individual yards and the common areas for grubs, fleas, and ticks.
• The Association signs have been mounted to posts at the entrance due to the brick wall leaning badly.
Bill said the Association saved a lot of money by not repairing or taking down the wall.
• The walking trail was re-vitalized this summer by having a company turn the soil so that the gravel will
be at the surface. Adding fresh gravel is expensive; so we saved several thousand of dollars.
• Repairs were made to the West side steps on the trail by Board members, Bill N., Chuck V., and Mike R.. Thank
you for your hard work.
• We received fresh mulch this summer. If we continue to contract with Lamphears, we will not have the
mulch blown into the beds.
• One of our Trustees adds chemicals to the pond so that the water looks greenish-blue and also helps
with algae.
• The Association now gives a small welcome gift to all new residents.
