Community Entry
All visitors must be pre-registered in order to have gate access.

All drivers MUST have a VALID driver's license or a military ID (with proof of insurance on the vehicle). State IDs, voter cards, passports, and/or bank-issued cards will NOT be accepted as valid IDs. International driver's licenses are acceptable if current.
Uber/Lyft/Taxi drivers must have a valid Windsor Hills address and a driver's license. Pin dots are not valid addresses.
All vehicles and trailers MUST have license plates and tags. The vehicle registration MUST be valid.
Guests MUST comply with entry procedures - their driver's license will be scanned into Proptia for parking pass processing.
Guests must have their reservation paperwork with the property address ready for review. This can be on a smartphone but NOT in text message format.
Only ONE vehicle is allowed through the gate at a time.
Check-in through the LEFT lane at the Front Guard House.
Homeowners MUST NOT share their owner access card with their guests. Shared cards will be confiscated.
Registered Guests MUST NOT share their parking passes with their guests. Guests who share passes will be issued daily passes.

Parking

Parked Vehicles:
~ Park in designated areas ONLY
~ CANNOT block sidewalks.
~ CANNOT park on the streets or grass.
Number of Vehicles:
~ There is a three (3) car MAXIMUM per Windsor Hills property address
~ There are only two (2) vehicles allowed to be parked in the driveway.
~ Townhomes can hold one (1) in the driveway.
~ Additional vehicles MUST park in the oversize parking lot or near the clubhouse.
~ ALL exceptions must be approved by the General Manager prior to arrival or registered on Proptia before arrival
Parking Passes:
Registered guests CANNOT share parking passes with unregistered guests.
Oversized Vehicles:
1. All must be approved by the General Manager and
2. Obtain an oversize parking permit
3. Display the permit on the vehicle
4. Park in the oversize parking lot

<> Guests must comply with the community access rules or will not be allowed on the property. Please help us with enforcement and keep your investment and your community safe!

<> Vehicles can/will be towed at the vehicle owner's expense. If the issue escalates, guests can be cited as trespassers by the Osceola Sheriff's Department and the property manager/owner will be notified.

Visitors

Visitors (including family & friends) must be pre-registered in Proptia.
Visitors will be allowed into the resort if the guest contacts the rental owner or management company to have guest placed in Proptia.

*Please be advised that each home is designed to sleep a certain number of people due to the fire code. Every properly licensed home has a certificate showing the total occupancy permitted by law. Overcrowding of homes is prohibited & violators will be evicted.

Trash

At Windsor Hills Resort, trash is collected from a bench-mate just outside the front door of each condominium, townhome & pool home.
Please place garbage in 13-gallon trash bags and place them in the bench-mate each morning as trash collection begins at 7 AM. No loose trash or liquids.

Trash is collected on the following schedule:

Every day for the Town Homes and Pool Home
Every day except Wednesday and National Holidays for the condominiums

Oversized or extras trash can be deposited in any of our Community Dumpsters:

corner of Comrow St & Almaton Loop (compactors here)
next to the playground on Dinville St
corner of Archfeld & Teascone Blvd (at the hilltop)
In the recreation area parking lot (off of Comrow)

Recycling

Single Stream Recycling is available at the Recreation Area. Owners and guests are urged to deposit their recyclables from 8am to 10pm daily.

Quiet Hours

11:00 pm - 7:00 am

Windsor Hills is a family oriented resort style community and we have designated "quiet time" between 11pm and 7am. Please respect your neighbors and keep the noise reasonable after 11pm. Noise from talking and music around your rental unit carries a long way in the mild Florida climate. Excessive noise and events of concern can be reported to the Osceola County Sheriff's Office at (407) 348-222.

Food Delivery

We invite you to enjoy food delivery to your Windsor Hills vacation home!

Any delivery not notified to the guards and without a contact phone number for customer will be denied access.

Mail Deliveries

Due to limited & unsecured space at the clubhouse, Windsor Hills Welcome Center does not accept deliveries of mail/post, parcels/packages, child strollers, wheelchairs, motorized wheelchairs, or any other items.

Owners & guests should coordinate rental & mail deliveries (this includes FedEx, UPS & the United States Postal Service) to coincide with their arrival & departure dates.

Packages/deliveries sent to the Welcome Center will be declined & returned to sender. If pre-arranged, many rental companies will deliver directly to the home.

Windsor Hills is under 2 miles to Disney and less than a mile to many shopping and dining options. Car hire/rental is the best option to navigate the area but Uber and Lyft are readily accessible options in the area and are very reasonably priced for those who choose not to drive.

Transportation To The Parks

UBER / LYFT

Most guests now prefer the convenience of Uber or Lyft. An Uber to Epcot for 4 people is usually around 12$ plus tip. In advance of an Uber or Lyft vehicle arriving at the gate you should notify security in advance and ensure the driver has your details including address you are staying at in the resort.

When ordering an Uber/Lyft to pick you up at WH:

1. Put the address of your villa, townhome or condo into Uber/Lyft as the pick up. We'd recommend you build in an extra 15 minutes for pick-up because of the check-in process at the guardhouse and chance of long lines.

2. Then message the driver with the resort address (2600 N Old Lake Wilson Road, Kissimmee, 34747) so that they will arrive at the guard house (not the back entrance - it is not accessible to guests).

3. Call the guard house on 407-397-1464 and advise that you have ordered an Uber/Lyft (leave a message if no one answers)

4. Do not use the Pick Me Up Here option (it relies on GPS - the guards require a physical address)

5. Advise Uber/Lyft that the driver's license will be checked at the guard house. Cars/drivers without a valid driver's license will not be allowed into the community.

Transportation To The Airport & Other Attractions

Taxi

To accomodate our guests, we recommend a taxi company. They can shuttle you to the Airport and other Attractions. Taxis can provide just about any transportation you need. Come to the Welcome Center for schedules, prices and more information. Please remember to allow "wait" time for the car service to get through the gate when reserving a car. We are very busy at the entrance gate!

LOCATION AND DIRECTIONS TO THE PARKS

Windsor Hills enjoys an optimum location at the heart of Kissimmee. Within close proximity are all the major theme parks and both Orlando international airports. Kissimmee sits to the south west of the greater Orlando conurbation. Windsor Hills is the nearest vacation rental resort community to the main WDW entrance gates (around 2 miles and 10 minutes by car). Other major theme park attractions are equally accessible: Universal Orlando, also known as Universal Studios, (15 miles and 18 minutes by car on the main I4 interstate) and Sea World (12 miles and 20 minutes by car again north east along the I4).

LEAVING WINDSOR HILLS TO MAKE THE ROPE DROP

You'll hear the term 'rope drop' when holidaymakers talk about the Disney theme parks. At 9am each morning the rope is dropped and entry to car parking associated with the various parks becomes accessible. Ensuring you are at Disney in advance of this happening is important if you want to make the most of your day at Disney. Getting from Windsor Hills to the parks is a relatively simple affair; 8 minute drive to Animal Kingdom, 10 minutes to Epcot, 15minutes to Magic Kingdom. Consult the latest opening times before planning your journey times. Leaving on average around 45 minutes before opening is best advised. While driving to the parks takes little time getting parked and through the various security checks takes time and ideally you want to do all of this before 9am.
