The home’s appliances should be very straightforward and easy to operate by observing the markings and indicators. The appliances are, however, different from Non-U.S. appliances, so please let us know if you are unsure how to operate them.
Please use only dishwasher powder or tablets. Do NOT use dish washing liquid / liquid soap in the dishwasher. Liquid soap is used for hand washing dishes in the sink only.
The fridge/freezer has been set to the manufacturer’s recommended temperature settings. Please do not alter these, even if you unintentionally leave the fridge door open for any length of time, as this can cause the unit in the fridge to freeze up and could damage the refrigerator.
Please do not operate the microwave while it is empty or put any metal objects in it, such as aluminum foil or utensils, as both of these can cause damage to the appliance and possible harm to the operator.
Please use only high efficiency detergent in the washing machine. Please be sure to leave the door ajar when not in use to prevent the inside becoming moldy.
Please check the lint filter before each use. If fluff/lint builds up and is not cleaned out, the dryer will not function properly and may also be damaged.
Please refrain from flushing anything other than small quantities of toilet paper down the toilets.
Gently depress the flush handle after use. Excessive force will break the mechanism.
Should a blockage occur, please locate the property’s plunger and attempt to clear the blockage before calling management.
Should the toilet be in danger of overflowing, the water turn-off can be found under the cistern on the wall behind.
If you use the toilets just before going out, please ensure that they have stopped filling before leaving the property.
If you have rented a BBQ grill, this will be delivered with a full tank of propane and placed outside the pool enclosure, where it must remain at all times. Guests may leave a rental BBQ dirty and it will be collected after your check-out or at the end of your designated rental period.
Please remember to always turn off the gas supply using the valve located on the pipework just by the propane tank after use.
If there is a BBQ grill at this property provided by the owner, we do ask that guests ensure that the grill bars, grease trap, and the inside of the BBQ are clean at the end of their stay. To clean the BBQ grill, turn on all burners to high so that the grill becomes very hot, close the lid, and turn off once it stops smoking. Once the grill has cooled, use the wire brush to brush the grill bars of burnt food and then run them through the dishwasher. If the BBQ grill is not left clean, there is a charge of $35 to have it cleaned.
For BBQ grills provided by the property owner, there should be a spare propane tank by the side of the grill, in case the initial gas canister runs out. Please call management when the one in use runs out so that we can replace it. Please do not wait until both canisters have run out as it may take a day or more for it to be replaced.
Please do not take BBQ grills onto the pool deck; having a grille inside the pool screen enclosure increases fire risk and violates local law.
Pool towels have been provided for your convenience for use by the pool. Please also use these to protect the pool furniture from suntan lotions, etc.
Please do not remove any bath or pool towels from the property. All towels belong to this property & are not community owned.
When leaving the property, please close the blinds for security and to keep the house cool for your return.
Breakages / Spillages / Damage
We realize accidents happen, but if you spill something on the carpet or furniture please inform management as soon as possible, as the sooner the stain can be attended to, the less likely it is to remain permanent. Always report any accidental damages or breakages in a timely manner, especially before checkout.
If any damage to the property or its appliances is incurred, the guest will pay for the repair costs from the security deposit.
From time to time the power may go off, but these power outages are normally very short. There will be a flashlight located in the home. If the property is fitted with emergency lighting, it will come on automatically if the power fails. In the unlikely case of a power outage, please call us before touching the control panel. No compensation will be given for any temporary outage of electricity, gas, water, cable, satellite, or telephone service.
If provided, hair dryers can be found in the bathrooms under the sinks.
The homeowners provide complimentary internet access with Wi-Fi. To connect to the property’s Wireless Internet, please refer to the instructions provided in the home or on your welcome letter.
Dishware, glassware, kitchenware and/or utensils have been provided for guests. These items have been cleaned using ordinary household dishwashing facilities and agents. They have not been sanitized according to Federal and State standards for public food service establishments.
Waste Disposal
This is built into the sink and is operated by a nearby switch or button. You must always use the waste disposal with a steady flow of water. No eggshells, bones, corncobs, teabags, avocado skins, metal, plastic, etc. should be put in the waste disposal. DO NOT place your hand or fingers into this unit, as this may cause SERIOUS INJURY. Should the disposal jam, there is a restart button on the unit. Please try this before calling management.
A regular pest control service is provided at this home. A licensed pest control technician may visit the house during your stay. Pests are typically managed from outside the property, so the technician should not need to gain access to the property. If you see a dead bug inside the home, this is not cause for concern; however, if you should happen see any live bugs in the house during your stay, please let management know immediately. It is important not to leave doors open for any longer than necessary and to clean up all food remains from surfaces and floors promptly as these will otherwise attract pests.
If the property provides a safe with a physical key, we advise you not to put this key on your personal key ring, as it is easy to accidentally take it home with you. If you do not leave the key upon your departure, you may be charged for rekeying the safe.
To ensure your own safety and security, please remember to lock all external doors prior to leaving the house and when you retire for the night – just the same as you would at home.
Please inspect the locking mechanism on the front door; not all locks will engage automatically behind you – you may need to physically turn a lock even if it is an electronic keypad on the front door.
Some properties have an active alarm system. Separate communication will have been sent by the homeowner or booking agent regarding the operation of this system, however if you have any questions or concerns please do not hesitate to reach out to management. In some cases, it may be a stipulation of your rental contact that the system must be used during your stay.
Smoking is Strictly Prohibited
Please note that smoking or vaping of any kind is not permitted inside of this property or near any open windows or doors. If management discovers any evidence of smoking in the house, your security deposit will not be refunded and/or you will be charged any and all costs arising from odor eliminating services performed at the property, such as but not limited to, professional cleaning of all soft surfaces and servicing/cleaning of all HVAC systems at the property.
If this property is equipped with a landline telephone, it is active and ready for your use. Calls within the USA and Canada are typically free. To make calls to Europe, the UK, or other parts of the world we recommend using a calling card. Calling cards can be purchased at most convenience stores and supermarkets.
In the US, all areas/cities have unique area codes. The area code for Kissimmee is 407. All phone numbers have a three-digit area code/prefix AND a seven-digit number.
In the US a “toll-free” number is a “free call.” Most toll-free numbers start with 800, 855, 866, 877, or 888.
Please note that numbers that start with 1-900 are ‘premium rate’ numbers and should be avoided.
