ALL Fences - new and replacement - require PayHOA.com Architecture Request to be made by the homeowner and approval by the Architecture Committee before construction commences. Homeowners proceeding without approval could result in costly replacement costs for non-approved fences.
Please review all information below as well as information on the Architecture Request section of this webpage.
Guidelines/Restrictions
Lots may have only wood or wrought iron (or similar) fences or privacy screens in the specific styles and colors approved by the Developer. All fences, boundary walls, and privacy screens shall be ornamental and shall not disfigure the property or the neighborhood. All fences and privacy screens shall be constructed with the finished side out. No chain link or similar fence shall be permitted. All fencing must be approved in advance by the Approving Party. Unless and until otherwise specifically approved in writing by the Approving Party, (A) no fence, boundary wall or privacy screen shall exceed five feet in height, (B) no fence, boundary wall or privacy screen shall be constructed or maintained on any Lot nearer to the street than the rear corners (as defined by the Approving Party) of the residence, (C) no fence shall be constructed or maintained on any Lot more than one foot from the property line of the Lot, except to the extent necessary for such fence to abut the residence, (D) all fences must be joined to or abutting any previously existing fences on adjacent Lots, (E) all fences must be stair-stepped to follow the grade of the Lot and (F) no wood fences shall be painted.
Fence Maintenance - In addition to complying with the City Ordinance, please ensure all broken fences are in good repair and of a uniform, consistent workmanlike stained finish and must be in the style permitted by the subdivision. No paint on fences.
The homeowner is responsible for getting all permits with the city and following local ordinances.
Metal fences are highly encouraged as installation costs have become near equivalent to wood option and longer-term cost to maintain is better than wood fences.
Metal fences shall be made of iron, aluminum, or a similar alloy.
Standard or prefabricated panel sizes may be used.
Bars must be straight and vertical
Height should not exceed 5 ft.
The color shall be black
Some minor design variations may be allowed but written approval must be provided by Architecture Committee.
While wooden fence designs have been approved in past, they are not encouraged due to the long-term cost of maintenance to homeowners and the increased violations to homeowners as fences age.
The fence shall consist of 4x4 posts with a finial top (as shown in pictures) and closed, framed panels of approximately 4ft x 7 ft. Slats should touch or overlap slightly.
Height shall not exceed 5ft.
Fences must adjoin existing fences and should stair step to follow the grade of the property
Wood fences may be stained an approved color but shall not be painted
The fence shall be one consistent color
Note: The above picture shows stained and the examples below are design not yet stained. Once cured, all fences and decks must have consistent workmanlike finish. Only Stained finish. No Painted Fences. Stain color requires Architecture Committee Approval.
