Overview:
As per section 3(2) the following projects do require to be registered under the Act:
1. Where the area of land proposed to be developed does exceed 500 (five hundred) square meters or the number of units proposed to be development does exceed 8 (eight). i.e., inclusive of all the phases bellow:
i. If Area of land exceed 500 square meters and number of units more than 8
ii. If Area of land does not exceed 500 square meters and number of units more than 8
iii. If Area of land exceed 500 square meters and number of units does not exceed 8
2. All type of developments Residential, Plotted, Commercial and Mixed developments (Residential and Commercial) which got permission from competent Authority on or after 1st January, 2017.

Land Title Search Report from an advocate having experience of at least 10 years
Details of encumbrances
Copy of Approval Layout Plan
Proforma of the allotment letter and agreement for sale
Declaration in FORM B
Certificates of Architect (Form 1)(Mandatory for only ongoing project)
Certificates of Engineer (Form 2)(Mandatory for only ongoing project)
Certificates of CA (Form 3)
Annual/ Audit report for the immediate preceding three financial years
Commencement Certificate/Copy of Building Permit/Proceedings
Copy of Sanctioned Building Plan
GST Certificate / Details
Copy of Proceeding Building Permission (Local Proceeding)
Type Design of Sewerage Treatment plan (STP)
Copy of Board Resolution for appointment of Authorized Signatory in case of other than individual
Copy of Company/Firm/Society/Trust/Proprietary Registration Certificate
