A Signing Agent is a public servant as well as "officer" of the State of Texas.
A Notary Signing Agent (or NSA) is a Notary who has special training to handle loan document signings. Title companies and signing services rely on certified Notary Signing Agents to deliver loan documents to borrowers, oversee the signing and return the documents.
Signing Agents are commissioned to faithfully perform the duties of serving as a disinterested third party authenticating the acts of a signing party. Generally, a Signing Agent authenticates and verifies the identity of a signing party and verifies that the signature is authentic, under penalty of law.
Hence, one of the primary duties of a Signing Agent is to verify a signers identity. This typically means that the signing party must personally appear before the Notary, at the time of signing. Personal appearances DO NOT INCLUDE appearances by fax, telephone, video conferencing, spouse or friends permission, or employers assertion.
Finally, the Signing Agent must verify the signers identity by physically inspecting a VALID form of picture ID. Although, in some very limited cases, the Signing Agent may identify the signer through personal knowledge, it is the policy of A+ Mobile Notary to ALWAYS require a government-issued, photo ID.
