Staff Recommendations:
A Certificate of Appropriateness was issued for the renovation and construction of a camelback addition on April 3, 2025. A final inspection was requested by the applicant and was conducted by the HDLC Inspector on January 9, 2026. The final inspection revealed that the new windows on the camelback where inappropriate flush mount, internal muntin vinyl windows in deviation of the CofA and approved drawings.
There are a total of seven visible inappropriate windows installed at the camelback addition; four on the right side and three on the left. Staff finds the four windows on the right elevation to be fairly minimally visible due to how far setback they are from the street and the close proximity of the neighboring building. Staff leaves the recommendation of these four windows at the discretion of the Commission. The windows on the left elevation are much more visible due to the sightline through Ninth St, especially windows 6 and 7. Staff leaves the recommendation of window 5 at the discretion of the Commission, but does recommend denial of windows 6 and 7. These windows should at minimum, be recessed with full screens added to lower the visibility of the internal muntins.
