10/22/25: The ARC recommended conceptual approval with the details to be worked out at the staff level. The ARC recommended the following:
• Provide a street context drawing that depicts the surrounding streetscape and verifies building heights.
• Submit a site plan with accurate site dimensions, showing how the front façade and porch align with neighboring properties.
• Ensure the front porch is a minimum of 5'–6" in depth.
• Add additional windows to the right and left side elevations.
• Possibly include windows at the stair location.

Staff Recommendations:
At the October 22, 2025, meeting, the ARC recommended conceptual approval, with remaining details to be worked out at the Staff level. The ARC requested that the applicant provide a street-context drawing illustrating the surrounding streetscape and verifying building heights, as well as a site plan with accurate dimensions showing how the front façade and porch align with neighboring properties. They also recommended ensuring that the front porch has a minimum depth of 5–6 feet. In addition, they advised adding windows to the right and left side elevations and considering windows at the stair location. The applicant is appealing the ARC’s recommendations; however, Staff is recommends upholding the ARC recommendations, as they are consistent with the HDLC Guidelines.
Recommendation: Uphold ARC recommendation for approval.
