2622 Lowerline St.

Description: Demolition of more than 50% of the roof structure at a Contributing rated, single-story, single-family residential building.

Staff Recommendations: 

FEMA research estimates the construction of the single-family Craftsman at 2622 Lowerline to have been completed from 1920-1930. The building retains and massing and Craftsman detailing. The proposed renovation seeks to remove 100% of the current roof structure to gain habitable space in the attic.  The current roof framing (shown below) has had unsympathetic repairs and would appear to be substandard by today's IBC. The new roof has a slightly steeper pitch and recreates the shed dormer at the front elevation. Due to the site depth the applicant is unable to add the square footage required by their program. For the aforementioned reasons Staff recommends approval.
