Description: Retention of demolition of a Contributing rated, two-story, single-family residential building in deviation of the building permit.

Staff Recommendations:
On January 3rd HDLC reviewed the application for 2608 Peniston for primary façade demolition. A call was placed to the architect to confirm the amount of demolition. The second floor balcony was to be removed in order to construct a hipped roof over the first floor front porch. With the addition of the new roof the existing second floor openings were to be modified to accommodate the new roof condition. The amount of demolition was 11% and did not warrant HDLC Commission approval nor a Certificate of Appropriateness.
On April 30th HDLC staff received a complaint that the project had exceeded demolition. On May 2nd an HDLC inspector posted a stop work order after confirming the project had exceeded the reviewed scope. Staff was also able to confirm via Pictometry that the entire primary façade had been reframed bringing the demolition to 100%.
HDLC recommends the approval of the retention of the demolition as there is no historic fabric left at the primary façade with a Tier 3 fine.

01/03/24 - HDLC Staff reviewed drawings and confirmed the amount of demolition via telephone with the architect. The permit was closed as "Sub Permit Not Required".
