Description: Retention of the demolition of more than 50% of the exterior walls and roof as well as demolition of more than 25% of the primary facade at a Contributing rate, single-story, single family residential building without a Certificate of Review.

Staff Recommendations:
On February 28, 2024 an application was submitted with the description of work stating, "Remove old furniture, carpet, old damaged sheetrocks, kitchen sink and cabinets (NO USE AND OCCUPANCY TO BE GIVEN)" under an interior demolition permit. The scope of work did not require as Certificate of Review from the HDLC as it was interior demolition only.
On December 30, 2024 a visual inspection was conducted by HDLC Staff that noted that the building had been significantly, if not fully, reframed without review from the HDLC and the Department of Safety and Permits. A stop work was issued.
The fine range for illegal demolition is 0-15% of the building's assessed value or $0-$25,000 whichever is greater. The 2024 valuation of the building was $305,200. Per former precedents of the demolition of this scale Staff recommends approval of the retention of demolition with a Tier 3 fine.
