Description: Changes to massing of a new construction of 3,000 SF two-story, single-family residential building on a vacant lot. 

Previous ARC Recommendations:

04/16/24: The ARC voted to recommend conceptual approval with the details to be worked out at the Staff level. The ARC agreed that the set of shutters at the porch/loggia at the front façade should be removed to have that area read more as a porch. The ARC also noted that plaster and/or stucco should replace the proposed sapele at the front façade and sliding shutters might be the best option. Please submit one set of final drawings for final review. 

12/19/23: The ARC voted to grant conceptual approval with the details to be worked out at the Staff level. The ARC agreed that: 

• The front porch should be increased in area to contextually fit the surrounding residential buildings. This increase could be accomplished by reducing the overall depth of the front porch and incorporating the interior pantry area at left. Shutters at these portions of the porch should not be fixed.
