Rules and Regulations:
The rates for beds on 4th & 5th floor are inaugural(discounted) & can be increased around 500Rs/bed on 10th May onwards on 1month prior notice.
As floor 4th & 5th are newly opened, final touches are still underway. We appreciate your patience regarding potential noise or temporary service disruptions until the pending works gets over.
Occupancy requirements
Please provide your Aadhar copy (Front & Back) & photograph for identity purposes before moving in. Kindly fill in the registration form, pay rent & deposit before moving in PG & share the details over WhatsApp regarding the same.
Kindly provide 1 contact from organization you work or study in & also provide your office/institution I card photograph.
Move in checks: Kindly check all things on move in day, any further requests for whatsoever reasons will be treated as an add on & owners have no obligation to act/immediately act on such requests. Moreover, unless informed on 1st day it will automatically be assumed that the facility is fully functional.
Pls bring your own pillow cover & bedsheet as we don't allow using without cover. You can take your covers while leaving PG.
Security & Safety
Report all suspicious activity and keep personal belongings secure. The facility may not be held responsible for loss or theft. Keep your valuables in lockers. No face covering allowed in PG premises for security/identification purposes.
Agreement: Residents are requested to get the live & lease agreement, Police Verification done as a priority.
Visitors: Visitors not allowed inside apartment. Visitors are only allowed in the ground floor parking & outside area.
Fire Safety: Comply with all fire safety regulations, including using authorized appliances and reporting fire hazards.
Access to PG: Authorized personnel, including PG staff, the owner, and authorized agencies, may require access to the facility for various purposes such as cleaning, repairs, maintenance, inspections, or investigations. While we strive to minimize any disruption, access may occur with or without prior notice. We apologize for any inconvenience caused.
Personal locks: Use of personal locks on bedroom & main door is strictly prohibited. Pls keep all valuables in lockers.
Prohibited Activities: Possession/consumption of liquor, smoking, Illegal activities, gambling, possession of drugs or harmful substances, and excessive partying are strictly prohibited.
Cleanliness
Cleaning: Once a week floor cleaning lady visits, cooperate with her & keep your stuff accordingly.
Cleanliness and Hygiene: We don't provide housekeeping services. Cleanliness is a shared responsibility; our cleaning provision is purely complimentary & limited to our satisfaction. Any additional requirements as per your own preferences shall be taken care by tenants themselves or will be chargeable if done from our end.
Garbage Segregation must. Garbage to be strictly as per dry, wet, sanitary categories at ground dust bins.
Please keep cleanliness everywhere, manage your garbage & dump it in ground floor dustbin on everyday basis.
Limited luggage allowed, misuse of space & untidy room will lead to escalation including eviction.
Kitchen Cleanliness is shared responsibility of kitchen users as we have no direct control over user's cleanliness approach.
Kitchen area remains under surveillance to keep check over Cleanliness issues & provide feedback to users who do not maintain enough cleanliness standards.
Conduct
Respect: Treat all residents and staff with courtesy. Any nuisance will not be tolerated and will result in immediate eviction & fines.
Noise Levels: Observe quiet hours (e.g., 10 PM - 7 AM) and avoid disturbing others.
Conduct: Not obeying any rules, having done any misconduct will lead to immediate removal without prior notice with appropriate penalty.
Communication and Representation: Tenants are encouraged to address any concerns or issues directly with the staff & also communicate to owner over WhatsApp preferably. Involvement of outsiders in any matters related to the PG, for any reason, will not be tolerated and may result in termination of residency and potential penalties.
Communication: Maintain open communication with the management to address any concerns or questions promptly.
Spreading false information about PG, engaging in acts of instigation, gaslighting, or undue interference in the affairs of PG, attempting to damage the reputation of PG, or seeking external intervention to cause harm to PG may result in severe legal repercussions and penalties.
Services
Wifi/Electricity: External suppliers are not directly under our control hence please excuse any unavoidable disruptions if any.
Electricity exploitation: Any unexplainable exploitation of electricity consumption will have to bear by the occupants, hence use electricity wisely & turn off appliances when not in use. No heavy electricity consumption instrument allowed. For example, cooking induction, Electric kettle, hair dryer, hair curler/straightener, heating rod of any kind, heaters. Try to run the washing machine on optimum capacity to save power, water & time wastage.
Gas cylinder: Official charges & incidental costs associated with obtaining the cylinder should be settled directly with the caretaker. Our assistance in providing cylinders is purely voluntary & not part of any service we’re obliged to provide. Hence, any complaints regarding this arrangement be directed elsewhere. Pls note that not more than 1 cylinder will be made available per flat.
For any repair issues, service disruptions, or requests, please be advised that response times may vary. Your patience is appreciated, and we kindly ask that you refrain from exhibiting demanding behavior regarding these matters. Thank you for your understanding.
Other rules
Loss or Damage: Residents are responsible for damages, repair costs & unjust exploitation of resources or services. Costs of repairs will be deducted from the security deposit.
Subletting: Subletting rooms is strictly prohibited.
Maintenance: Report any maintenance issues immediately to the management for prompt repair.
Lost and Found: Report lost and found items to the management for proper handling and return to rightful owners. Report lost keys promptly, main door key lost/theft might result in complete lock & keys replacement cost along with tenant indemnity declaration, hence use keys responsibly.
Furniture and Equipment: Use furniture and equipment provided responsibly and report any damage or malfunction immediately. Furniture & fixtures must not be moved without the consent of the owner.
Payment and Fees: Pay rent and other fees on time, as per the agreed schedule. Delays will incur charges.
Parking: Please Park your vehicles as informed by us. Don’t Park anywhere else.
Room/Bed change: Room/Bed change is not allowed without consent of the owner.
Changes: Owners reserve the right to change your room, beds, furniture at their will.
Rules clarification: It is very challenging to comprehensively include all rules. Therefore, if you are unsure about anything, please ask for clarification rather than making assumptions.
Rent update: Rent could be updated as per market standards by providing 15-30 days prior intimation.
Rule Updates: The owner reserves the right to update or modify the rules and regulations of the PG facility as necessary to maintain a safe and harmonious living environment. While we will endeavor to provide reasonable notice of any significant changes, the ultimate responsibility lies with residents staying informed of the current rules.
Reserved Beds: Some beds are reserved for monthly/daily based lock in stays & cannot be converted to other lock in period for whatsoever reasons.
Bed utilisation: In exceptional/emergency scenarios unutilised bed can be allotted temporarily to other tenants as an adjustment on no charge basis.
Exit formalities
Vacate rooms within 24 hours of tenancy agreement expiry. Failure to do so may incur additional charges.
The management reserves the right to terminate the tenancy agreement for violation of rules, non-payment of dues, or disruptive behavior.
The lock-in period will be three months unless otherwise specified.
Month Calculation: A month is calculated from your rent start date to one day before the same date in the following month.
Notice Period: 1 month notice period is compulsory irrespective of your lock-in period. Failure to do so will lead to forfeiture of security deposit. Your one-month notice period begins on the date you explicitly inform owner of your intended vacating date via WhatsApp. Verbal communication or notices without a specific vacating date will not be accepted. 1 full month notice will be considered & anything less than that will incur additional charges. For instance, you provide notice on 10th may, your date of vacating should be 9th of next month or any date later than that(irrespective of your rent month end date). Charges will be applied based on this even if you wish to leave early (no concession shall be entertained for less than a month notice).
Lock-in Period: If you leave before completing the three-month lock-in period (with one-month notice), you will be charged an additional ₹1,000 per month for your entire stay. For instance, if you leave after two months (with one-month notice), you will pay an extra ₹2,000 in addition to regular rent.
Vacating Date: Once the vacating date is confirmed, it cannot be changed as future bookings depend on it.
Any additional stay from finalized departure date that causes negative impact to new coming tenants/delays will result in monetary fines/forfeiture of security deposit.
Early Departure: No refunds will be issued for early departures. i.e leaving earlier than finalized departure date.
Extended Stays: Any stay beyond your confirmed departure date or month-end will incur additional charges. For example:
If your rent started on March 10th and you confirmed a departure date of June 12th, you will be charged for three extra days as your month is calculated from the 10th to the 9th.
If you gave one-month notice on May 13th to leave on June 11th, you will owe additional charges until June 13th, as your notice period starts on May 13th, resulting in four extra days beyond your month-end.
Security deposit will be processed for return within one to two weeks of your departure date. In case of delayed rent payments it will further be delayed by {48 hours} + {total number of days delayed by tenant for rent payments} to recover the interest loss from our end.
Notice Period and Replacement: A one-month notice is necessary to find a replacement tenant, which involves marketing efforts, costs, and time. Therefore, even if a replacement is found early, no concessions will be made to your deductions.
No adjustment of rent can be done from security deposit as the deposit ensures security of our high value assets in facility & other things. Hence any delay (citing this or any other reason) in rent payments for more than 2 days shall be considered as default & can result in immediate termination with forfeiture of deposit.
All the items, materials provided shall be returned in original including keys. A duly filled & signed exit form must be submitted by tenant during exit.
Security Deposit Purpose
We understand that security deposits can sometimes be confusing. We want to ensure you have a clear understanding of why we require a security deposit and how it's used.
The primary purpose of the security deposit is to safeguard our property, assets & peace of mind. This includes:
Physical Damage: To cover any damages to the property, furniture, or fixtures caused by negligence or intentional acts.
Unpaid Rent: To ensure that any outstanding rent or utility bills are settled.
Lost Keys: To replace any lost keys, as they can compromise the security of the property.
Cleaning Fees: To cover the cost of professional cleaning if the room is left in an unacceptable condition.
Safety Against Nuisance & Disruptive Behavior: To address costs associated with addressing and resolving nuisance or disruptive behaviors that significantly impact the peaceful enjoyment of the property by other residents, neighbors, staff, and management. This includes, but is not limited to, excessive noise, illegal activities, harassment, or any actions that violate established community rules or regulations. The security deposit may be used to cover costs incurred for security interventions, legal consultations, or other necessary measures to restore a safe and peaceful environment, as well as to compensate for the significant time and effort expended by staff and management in managing and resolving such disruptive incidents. This includes the impact on their peace of mind and the disruption to their work schedules.
Additionally, the security deposit serves as a guarantee for: (Hence it cannot be returned while vacating or immediately after vacating)
Compliance with House Rules: To ensure that you adhere to the house rules, such as quiet hours, guest policies, and cleanliness standards.
Third-Party Claims: To protect us from any claims made by other tenants or third parties due to your actions or negligence.
The process of returning the security deposit involves several steps: (The procedure does not start unless the place is vacated & keys handover)
Property Inspection: We conduct a thorough inspection of the room to assess any damages or cleanliness issues.
Inventory Check: To conduct a thorough inventory check of the room and its contents to ensure everything is in order.
Utility Bill Verification: We verify for the misuse/overuse of the utilities/services if any.
Key Return: We ensure that all original keys and remote controls have been returned.
Settlement of Disputes: We address any outstanding issues or disputes with other tenants. The time is also given to roommates/tenants so that if any misplaced/missing items can be reported.
How the Security Deposit Works:
Upon Vacating: After you vacate room & handover keys to us, we will conduct a final inspection to assess the condition of the room and its contents.
Inventory Check: We will compare the current inventory to the initial inventory to identify any missing or damaged items.
Cleaning and Maintenance: Any necessary cleaning or repairs will be carried out.
Dispute Resolution: Any outstanding issues or disputes will be resolved.
Refund Process: Once all checks and processes are completed, and any deductions are made, the remaining amount of the security deposit will be refunded to you promptly.
Please Note:
Timeframe for Refund: The refund process may take a few days to complete, as it involves multiple steps and checks.
Deductions: Any deductions made from the security deposit will be clearly explained and justified.
Cooperation: Your cooperation during the move-out process, including timely notification of your departure and allowing access for inspections, will help expedite the refund process.
