Window Washing - generally twice a year, summer and winter
10/13/25: Window washing should include the tops of the glass awnings around the NW corner of the buiding. Best to do this in two stages: first when washing the the wondows above and second after the awnings have had a chance to dry out so a broom can be used to sweep the slots between the glass sheets. The second stage may require entry to the awnings from unit 21 or 22.

Lynda should send out an email to all residents to say window wash coming up and that they'll need to close their windows (and shades/blinds)
Washers do not need to enter units. (except for finishing glass awning cleaning)
The day before washing, unlock the roof gate and make sure the water is turned on since the washers will need to refill their buckets on the roof. At end of day, relock gate.
Before the washers start, walk with them around east and north side of building and jointly inspect glass awnings to make sure they are not cracked.
Someone must meet the washers when they arrive at 8:00 am, provide them fobs (small, blue, round) to get into the building and use the elevator. Record who has which fob number. Get the fobs back when the washers have finished.

I’m not sure if you picked this up, but operation of the 5th floor thermostat should be added to your institutional knowledge list. It needs to be adjusted seasonally, on/off, up/down, and set a schedule to adjust. Chris is might be the only one that knows how to operate. Maybe Barry but maybe not. There is a code to get in to adjust. That’s all I know except that it’s a fire drill every season change.

Metropole has a fan system over the elevator shaft that circulates air and a Reznor heating system that provides heat to the living area hallways (Floors 2-6). The thermostat that control fan and heat is on the wewst wall of 5th floor hallway just south of the elevator. Mid April (?) the heat should be turned off (but not the air circulation) and mid October the heat should be turned on again.
The thermostat ia Honeywell VisionPRO 8000 Redlink (TH8110R1008)
Touch screen to make it active and choose Menu > Security settings.
Scroll down to Change Lock Mode, choose that and enter password 2939 (if you remove the unit from the bracket holding it to the wall, you can see "2939" written with a black sharpie on the bracket).
Make sure you’re on the screen that says
“System” at the top and shows Heat Off with arrows underneath.
Tap the right arrow (▶) until the word Heat is highlighted or shown by itself.
Tap Done (bottom-right corner of the screen).
Once you return to the main home screen:
You should now see System: Heat near the top.
Use the ▲/▼ arrows to set your desired temperature.
When the heat turns on, you’ll see “Heating” or a small flame icon.
The thermostat will ignore all programmed schedules.
It will keep the temperature you set — day and night — until you change it again or cancel the hold.
You’ll see “Permanent Hold” or “Hold” displayed on the screen, confirming it’s locked at that setting.
To re-lock it:
Tap Menu → Security Settings.
Choose Change Lock Mode.
Enter your 4-digit password (the date code).
Select: Partial Lock – allows temp changes only.

Fire alarm testing is done annually and requires access to units to confirm the alarm is audible. Here's a sample text to email to units and post in lobby and elevator.
The fire alarm testing is this Thursday (8-31-2023) starting at 12:01 PM. Access to each unit is required. You do not need to be home. The test takes about 30 seconds for each Unit. Please secure pets.
The elevator will be locked down during the testing. Expect a delay from 1-2 hours.
