Expert at generating lump sum bids based on the bid documents - and only the bid documents. Including choreography of the trades and overlapping scopes of work that must be clearly defined and mandated through instruction to the trades. thus eliminating the double dip that can make or break your chance of securing the work.
Site specific HASP (health and safety plans)
Expert at creating site specific Health and safety Plans that outline the work to be performed, the associated hazard with the work and the precautionary measures to be taken while performing the work
Scope specific quality control manuals
Expert at creating and authoring site-specific quality control manuals outlining and defining the means, methods, and protocols to be taken to insure the most optimum fabrications and installations of the work shown and specified. This manual ensures that the quality standards as set forth by the architect and engineer are adhered to, or exceeded.
CPM (critical path method) Construction schedule
Expert at creating real time construction schedules outlining all construction activities and their relationships to one another using either Microsoft or Primavera scheduling software. These logic based schedules automatically generate the critical path, and adjust dates accordingly with input and updates of the tasks, because of the proper use of predecessors and successors built into the software.
Procurement of Construction:
I possess and understanding of what the current market will yield on a trade-by-trade basis, allowing me to procure construction without detriment to the project as a whole. I generally have a pulse on costs for both the union, and the free market market construction sectors.
Pro-Active Risk/Cost Mitigation.
The ability to foresee and negotiate costs of additional work that may arise out of unforeseen conditions or incomplete design documents by thoroughly investigating the cost of the labor, and cost of materials for the work. I have the experience and knowledge to investigate and scrutinize change work for accuracy including auditing back up documentation for accurate, and accounting of time and materials.
Proactive design mitigation.
The ability to check Engineering and Architectural designs to ensure a more cost effective or time effective solution has not missed consideration. I am well versed at offering value engineering solutions with little or no compromise to the finished product, or the end user's expectations.
