During the first three buyer/seller deals with LFR you are paired with a mentor while you learn our systems and processes. To be successful with our company, it is imperative that you understand and utilize the tools that we have spent countless hours perfecting to make your life (as an agent) easier. The split for this time will be 60(Agent)/40(Broker). After the first three deals, we believe you should (for the most part) understand the way we do things. You will always have the opportunity to extend your partnership with your mentor if you feel you need more help. Please see the "Commission Breakdown" page for a detailed description of how the splits will change once you have completed your first three deals.
EXAMPLE: You've been showing homes to one of your old coworkers for several months now. They are finally under contract on a $200,000 house. Commission is 3%
TOTAL COMMISSION: $6000
Broker Split 40% = $6000 x 40% = $2400
Your Split 60% = $6000 - $2400 = $3600
EXAMPLE: One of the ISAs was nurturing a lead that came in from the website. When the lead was ready to speak to an agent, they were connected with you. They are now under contract on a $200,000 house. Commission is 3%.
TOTAL COMMISSION: $6000
Broker Split 40% = $6000 x 40% = $2400
Broker Referral 20% = $6000 x 20% = $1200
Your Split 40% = $6000 - $2400(LFR) - $1200(LFR REFERRAL) = $2400
EXAMPLE: Mary is a lead from Zillow FLEX buying a home for $200,000. Commission is 3%. Zillow FLEX Fee = 35%.
TOTAL COMMISSION: $6000
Broker Split = $6000 x 40% = $2400
Zillow Split = $6000 x 35% = $2100
Your Split = $6000 - $2400(LFR) - $2100(Zillow) = $1500
