Outline planning permission for up to 416 dwellings was granted in November 2025, with vehicular accesses from Furzenhall Road and the formation of a new access road taken from the roundabout at Potton Road and Baden Powell Way.
The new development will benefit from a new access road, located off of Potton Road and Baden Way roundabout serving the majority of the site. Access off Furzenhall Road will serve no more than 74 dwellings via the provision of a bus gate with number plate recognition system to prevent vehicular connectivity, with the exception of buses and emergency vehicles (location as per approved Development Framework Plan shown below).
The Section 106 agreement secures the provision of:
7.13ha of Green Infrastrcuture overall including provision of a Children's Play Area and Teenage Play Area
Minimum of 0.4ha of land for Allotments
Community Orchard
30% Affordable Housing (72% affordable rent / 28% intermediate)
10% of dwellings as self/custom build plots
Bus gate
Biodiversity Net Gains
Over £10m in developer contributions secured, supporting schools, healthcare, roads, public transport, leisure facilities and community infrastructure.
The outline consent requires Reserved Matters applications to be in general accordance with the information shown on the Development Framework Plan (shown below). This aligns with the findings of technical reports which informed the outline application.
The Development Plan reflects the need to provide:
A 4m acoustic barrier to run along the western boundary to mitigate noise from the East Coast Main line.
An ecological corridor along the western boundary including allotments, community orchard and new wildlife pond.
Areas of soft landscaping along the northern boundary providing an attractive interface with the public right of way footpath (route 14)
The automatic number plate recognition (APNR) Bus Gate being secured between Parcels A & B, with a planning condition ensuring no more than 74 dwellings access Parcel B.
Trim trails running through the site connecting with the local public right of way network
Tree planting along the length of the new access road
New soft landscaping along the public right of way footpath (route 12)
A dedicated Childrens play area at the centre of the development
1.5 storey bungalows along sections of the southern boundary which interface with existing neighbouring properties
