Greetings!
As 2025 is progressing, we want to share a few things that transpired during our last annual homeowners meeting in December 2024.
First, we did not get enough homeowners to attend and make quorum, which is needed to elect board members. Two members were at the end of their terms and decided not to continue. The president's term also ended, but decided to stay on for another year, until a new election in December of 2025 can be held to elect new board members. We urge you to consider running for the board and to get involved.
There are two major projects in the works, one of which is the painting of all the buildings. The buildings on Springhedge, Dorranne and Matawan Cts, are in the process of being painted. Because the other major project which is the replacement of deck posts and decks for the units on the lake will be a significant costly project, the painting of buildings on Middleton, Muncy Cts and Lakes Edge Dr, will be delayed until early 2026 to give us some time to build up our reserves, to contribute some funds to help for these items.
We will share more information at the first quarterly meeting in March.
Additional projects, although smaller, but just as important to the community, especially to those who live near the trash paths with pebbles, the last administration installed. Pebbles are being flown around during high winds and when landscapers are blowing off leaves and pines needles from the surrounding trees, causing damage to some vehicles parked in the parking lots.
During the December meeting, homeowners asked the board to remove the pebbles and restore the areas back to the way they looked before. Therefore, the landscapers will start removing and relocating the pebbles to other areas away from vehicles, as soon as the weather gets warmer and drier during the next few weeks.

Contact jforrest@homesideproperties.com regarding clubhouse availability. The rental fee is $150 plus a security deposit.
After contacting joanforrest@homesideproperties.com, you will be contacted by a board member to set up a walkthrough using a check list showing items that need to be returned in the same condition after your event is completed. After the check out is completed, the homeowner will receive an email from the president with a temporary door code to access the clubhouse. You must respond to the email to activate the code. Failure to respond to the email will result in rendering the code invalid if an attempt is made to open the door. The door automatically locks after one minute after opening it. PLEASE DO NOT REMOVE FURNITURE FROM THE BUILDING!!!!
After the event is over, the homeowner will have the option to clean up and make sure all trash is placed in the large cans next to the building and taken to the trash pick up station at the end of the driveway. Parking is not allowed in the driveway, except for delivery of items needed for your event.
Any vehicle left in the driveway, is subject to be towed and /or given a citation by the fire department. A board member will inspect the clubhouse after a homeowners event and any discrepancy will be reported to the homeowner to be corrected. Failure to correct the issue will result in a charge to be deducted from the deposit.
We do not accept same day or one day before reservations, as the process can only be worked on Monday thru Friday. We recommend submitting your reservation at least two weeks before your event.

The Hillsdale II Board of Directors meet every third Thursday of each month.
Homeowner meetings are held quarterly at the Clubhouse.
Notify the property manager, Kenneth Baggs as soon as possible: kbaggs@homesideproperties.com and copy hoa.hillsdale2@gmail.com.
Notify the affected neighbors, giving sufficient notice wherever possible. If you do not have contact information for neighbors, please leave a note on their door. In addition, you may also post to the Hillsdale II Facebook group but this should not be the only means of notifying neighbors or the property manager.
