PLEASE NOTE THERE IS A REFUNDABLE SECURITY DEPOSIT OF €100 which is also the initial booking deposit,  the balance to be fully paid 14 days before arrival. Details of this will be supplied in the booking document.

Taxe de Séjour (Stay Tax)

The French council encompassing Ginestas (Grand Narbonne ) has applied a Fixed ‘Stay Tax’ of € 1 per night per person. We will ask for this Tax to be paid before you depart and is extra to the above rates. It only applies if you are resident so if you have a night away it will not apply. This is further complicated by some booking agencies charging you a rate of 5.5% of the invoice value. This is WRONG and will result in you paying extra per night to the profit of the Agency. If you are charged this then please contact your agency and demand the correct rate is applied. If necessary I can supply official detail of the rate that should be applied.

The Small Print

Gîte de la Garde, Ginestas - The Small Print Rental Rules

 This is a NON SMOKING property. Smoking is ONLY permitted outside AND provided no smoke enters the gîte. PETS - PETS are not permitted under any conditions.

SECURITY/RESERVATION DEPOSIT - A security deposit of €100 is required to confirm your booking . The deposit is NOT applied toward rent; however, it is fully refundable within (14) days of departure, provided the following provisions are met. • No damage is done to property or its contents, beyond normal wear and tear. • No charges are incurred due to illegal activity, pets or collection of rents or services rendered during the stay. • All debris, rubbish and discards are placed in rubbish bin, and dirty dishes are cleaned. • All keys are left on the kitchen table or as otherwise instructed. • All charges accrued during the stay are paid prior to departure. • No linens are lost or damaged. • NO early arrival or late departure. However you may contact us to vary this as nearer the time of your stay I may be able to accommodate this. • The renter is not evicted by the owner (or representative of the owner) or the local law enforcement.

PAYMENT Payment is as per the contract you will receive when wishing to make a booking. 

CANCELLATIONS As per the contract you will receive when wishing to make a booking. 

MAXIMUM OCCUPANCY The maximum number of guests is limited to two (2) adults, in addition an infant pre-toddler may be accommodated and a travel cot can be provided. The property is NOT suitable for children under 12 or mobility disabled adults as there are steps. 

MINIMUM STAY This property requires a four (4) night minimum stay. Longer minimum stays may be required during holiday periods. If a rental is taken for less than four days, the guest will be charged the four-night rate. INCLUSIVE FEES Rates include a one-time linen & toIl supply. Facilities fees are included in the rental rate. 

NO DAILY HOUSEKEEPING SERVICE While linens and bath toIls are included in the unit, daily maid service is not included in the rental rate. I do not permit bath towels or linens to be taken from the property, but I provide extra beach towels for your use.

RATE CHANGES Rates subject to change without notice prior to booking confirmation. 

FALSIFIED BOOKINGS Any booking obtained under false pretence will be subject to forfeiture of advance payment, deposit and/or rental money, and the party will not be permitted to check in. 

WRITTEN EXCEPTIONS Any exceptions to the above mentioned policies must be approved in writing in advance. PARKING Parking is limited to two (2) vehicles. Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner/renter. 

PLUNGE POOL No children under the age of 12 permitted in the pool at any time. When using the pool, remember there is a certain health risk associated with this facility. Use at your own risk. I will endeavour to drain, sanitise, refill and replenish chemicals in the pool prior to your arrival; therefore, it may not be warm until the sun has warmed it up. Spare chemical is supplied. DO NOT STAND ON THE POOL COVERS. Pool cover is for insulation and protection purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. The Plunge Pool is designed in the mode of a barrel, therefore do NOT kick or exert undue force onto the sides of the pool. It is intended to be used for relaxation and NOT any forms of physical activity. 

WATER AND SEWAGE - This is VERT IMPORTANT The mineral content in the water is high but is perfectly safe to drink. A water filter is supplied for your use with regard to improving the water quality. DO NOT drink water from any outside tap, these are from a different water source. DO NOT FLUSH anything other than toilet paper. DO NOT PUT ANY FATS or OILS into the drainage system. No feminine products to be flushed at anytime. If it is found that any adverse products have been flushed and clog the sewers, you could be charged damages of up to FIVE HUNDRED Euros.
