Goght Urban Valley is a visionary 75-hectare residential development located 30 km outside Yerevan, in one of Armenia’s most culturally, historically, and ecologically significant regions. The project dedicates 80% of its land to public and private green spaces, including 20,000 mature fruit-bearing trees. Plans include 350 villas and over 40 public-use facilities across education, healthcare, sports, and recreation.
When I joined in October 2024, the project was in disarray. Construction was slow and riddled with defects, technical plans were incomplete and inaccurate, contractors were uncooperative, and public perception was deteriorating. Within a single year, three managing directors had been dismissed, and no competent engineers had been engaged.
I oversaw a complete restructuring of the project alongside the new management team. Key actions included:
Hiring an engineering consultancy to act as client-side project managers, reporting to me.
Systematically reviewing and revising all technical drawings.
Renegotiating or terminating contracts with underperforming contractors, suppliers, and architects.
Enforcing strict quality assessment procedures with penalties for non-compliance.
Demolishing and rebuilding defective structures to meet proper standards.
Redesigning utility and communication systems in line with expert specifications.
Within a year, the project was back on track:
2 apartment buildings and 20 villas scheduled for completion.
15 additional villas pre-sold and under construction.
Public confidence restored, boosting sales and stakeholder engagement.
Commissioning of detailed technical designs for schools, kindergartens, extracurricular facilities, and sports centres.
Goght Urban Valley is setting a new benchmark for residential development in Armenia, prioritising quality infrastructure, spacious homes, and community facilities over the cramped, profit-driven housing typical outside Yerevan. My work at Goght strengthened my ability to manage large-scale, high-pressure projects, balancing technical oversight, contractor management, and stakeholder relations to deliver results.
