Security:
The area is safe with the neighbouring streets monitored by the BKM (Neighbourhood Watch) cameras. The house is secured with beams.
In the 25 years the house has been owned, there have been only two crime incidents:
The cottage occupants inadvertently left the street gate open and unsecured gas bottles (standing near the street) were taken.
The trees on both sides of the fence had been allowed to grow and an intruder climbed up one, over the wall and down the other. This was in the middle of the day, so the house was open. (The trees were promptly cut down!)
So both incidents were during the day and due to negligence by the owner and not due to any inherent risk wrt the location. There have been no incidents in the past 10 years.
Freeway noise? The location next to the M3 Off-ramp may be of concern. Three factors compensate:
The freeway is depressed under Kendal Rd reducing noise (see pictures). The high embankment deflects most noise.
The house is set well back from this boundary
Use of double glazing
