This newsletter includes information and updates for our community. The HOA's website is also a helpful resource, which includes a list of FAQs, a resource page with local service providers, and information for selling your home.
While 2025 was a busy year for projects, the Board also spent time addressing a few recurring issues. We appreciate everyone's cooperation in following the governing documents, including the Rules and Regulations, to help keep Evergreen a safe, attractive, and enjoyable community for all residents.

The Annual Homeowners Meeting will be held on April 6, 2026 at 6:00 PM at Good News Church, 124 State Road, Mechanicsburg, PA 17050. The official meeting notice and information was mailed to homeowners on March 3, 2026. The meeting usually lasts about 1 hour—please mark your calendars and plan to attend.
Homeowners will be electing members of the Executive Board at the annual homeowners meeting. Any homeowners interested in serving as a member of the Executive Board should send an email to evergreenhoaphase1@gmail.com no later than March 31, 2026 to be included on the election ballot.
The Evergreen HOA is governed by the Executive Board, which is currently composed of 5 homeowners. Members of the Executive Board are non-paid volunteers who serve for a 3-year term.
The annual assessment for the HOA's common expenses will remain at $300 per home for Fiscal Year 2026, which runs from April 1, 2026 through March 31, 2027.
Homeowners will receive their invoice by mail following the annual homeowners meeting. Payment of the FY 2026 assessment is due by May 7, 2026.
The demand for homes in Evergreen continues to be strong. Most homes for sale were on the market for 2 weeks or less before going under contract.
The Association welcomed new homeowners to 11 Ridgeway Drive, 13 Ridgeway Drive, 8 Longwood Drive and 23 S. Madder Drive in 2025.
The Board was informed that 2 homes in Phase 1 will be for sale soon.
The annual yard sale will now be a 2-day event — Friday, June 5 and Saturday, June 6, 2026 from 8:00am - 1:00pm
Reasons for the change:
Many residents have expressed an interest in a 2-day yard sale based upon the amount of work required to assemble, price and display all their items. Homeowners may choose to participate on one day or both days.
In recent years, the temperatures on the last Saturday in June—the traditional date of past yard sales—have often reached the upper 80s to lower 90s with high humidity. Moving the date to the first weekend in June should increase the likelihood of more comfortable weather and moderate temperatures.
Additionally, the last Saturday in June has become a highly saturated date for yard sales throughout the local area.
New roofs shall be installed using one of the following approved manufacturers and shingle colors in compliance with Section 5.1.3(c) of the Declaration of Covenants and Restrictions:

Owens Corning TruDefinition® Duration® shingles in Estate Gray
CertainTeed Landmark® shingles in Pewter
Silver Spring Township requires homeowners to complete and file a Building and/or Zoning Permit Exemption form prior to replacing your roof.
Keep all pets leashed and under control whenever they are outside your home or yard. This helps to ensure the safety of other residents and pets.
Be respectful of your neighbors by keeping pets out of their yards and landscaped areas. Please do not allow pets to urinate on mailbox posts.
Always clean up after your pet. Owners are responsible for the immediate clean up and proper disposal of pet waste—including from the HOA's common areas.
Be mindful of noise. Occasional barking is natural, but persistent barking can affect your neighbors.
The grass areas in Open Space #1, #2 and #3 were sprayed for dandelion and broad leaf weed control. The walking paths were sprayed twice during the season for weed control.
The walking paths behind both sides of Ridgeway Drive were renovated with new surface material. New signs and mounting posts were also installed at each access point.
Removed compromised and storm-damaged trees along the property boundaries. Branch trimming along the walking paths was also completed.
Your home is connected to several underground utility lines, including: water, sewer, electric, natural gas and telecommunications.
You may receive periodic notifications by mail from third-party companies (like HomeServe) offering coverage for the repair or replacement of these service lines. Many of these offers have lower introductory rates that quickly increase after the initial period has expired or have maximum coverage amounts.
Homeowners should check their homeowners insurance policy to determine whether your utility service lines are already covered, or if additional coverage can be added.
Your illuminated post light helps supplement the street lights and contributes to maintaining safety and security throughout the community during nighttime hours. If your light is not working at dusk, follow these troubleshooting tips:
Check the bulb(s) to ensure none are burned out. Replace if necessary.
Verify the light sensor (photocell) is not blocked by dirt, debris, landscaping or decorations that could prevent it from detecting darkness.
Confirm the light has power by checking the associated breaker or GFCI to ensure it has not tripped.
Inspect the wiring connection at the base of the fixture (if accessible) to make sure it has not become loose or disconnected.
Test the light at night after completing these steps to see if it activates properly at dusk.
If your post light is still not working, you may need to contact a licensed electrician or other qualified professional to diagnose and repair the issue—or consider installing a new one.
Veolia sent residents a Consumer Notification of a Lead Status Unknown Service Line in 2024 and 2025.
Pennsylvania required that all structures built after 1991 were required to meet the federal lead ban for any plumbing materials that touch drinking water. The first phase of the Evergreen development was started in 1998.
This means that your home does not have lead or galvanized piping for the water service line and does not need replacement. Unfortunately, these letters raised undue concern for some residents.

Per the HOA’s Rules and Regulations, all trash and recycling containers must be stored inside your garage and may not be kept on the exterior of your home.
All trash & recyclables must fit inside your carts with the lids completely closed. Lids should not be left open with trash or recyclables sticking out the top.
Carts should placed 3 feet apart on a firm level surface behind the curb. Carts placed on uneven surfaces may tip over during strong winds.
Do not place loose cardboard at the curb. Break down cardboard to fit inside your recycling cart—or drop it off at the Joint Compost Facility.

A public meeting will be held from 6:30-8:00pm at the township's administration building (8 Flowers Drive, Mechanicburg, PA 17050) for a presentation on the Woods Drive Road Improvements.
May 6, 2026
Silver Spring Township will hold its annual Open House from 3:00-6:00pm at the administration building. The public is invited to attend to meet the department staff and learn more about upcoming projects.
REMINDER: Hempt Road is closed for the installation of a water line and construction of a roundabout at Fry Drive. The Hempt Road closure is from the 4-way intersection at State/Texaco/Hempt to Roaring Fork Road (behind Costco).
At this time, Hempt Road is anticipated to reopen at the end of June. Check the township's website for further updates.
