The purpose of this study is to create an updated plan that addresses current conditions within the downtown and in town areas, and builds from the successes of the Central Business District and surrounding neighborhoods to provide improved connectivity and to identify catalytic redevelopment opportunities, including affordable housing and neighborhood services, specifically along key corridors.

This process relies on residents, property owners and community leaders to champion its implementation. It is important for the residents and property owners to be involved in the master plan process so your input can help create the shared vision for the study area - a vision you can be proud of. As there is a mix of land uses in the study area, ranging from residential to commercial to light industrial, the master plan will work to balance the needs of each land type in regards to access, density, etc. Recommendations on future land uses will be balanced with community vision, preservation, and an understanding of the market demands.
A Core Team includes individuals who are knowledgeable about the study area's issues and opportunities, experts in related fields, and are vital to the implementation of this final plan.
The Core Team will be committed to providing technical guidance, assisting in advertising public meetings, distributing information to the larger community, and providing feedback on materials to be presented at public meetings prior to each opportunity.

The LCI process began October of 2018, with public meetings scheduled in December 2018, February 2019 and April 2019. The final report is anticipated to be completed in July of 2019.
The final product is a master plan report that records the process, conveys the shared vision for the study area developed, and provides recommendations for implementing the vision. It will be the Community's responsibility, with assistance form the City, to support the plan, remain engaged, and ensure the recommendations become fully implemented.
The master plan will recommend a plan of action for projects and priorities within the Marietta study area, and some of these may be implemented within a year or two of plan completion. Other projects may require detailed engineering and significant funding that will take longer to implement.

The Livable Centers Initiative (LCI) is a program of the Atlanta Regional Commission (ARC) that awards planning grants on a competitive basis to local governments and non-profit organizations for the enhancement of existing centers and corridors consistent with regional development policies. The program also provides transportation infrastructure funding for projects identified in the LCI plan, once the plan has been adopted by a community.
