Change Order Details

On March 6, 2020, our team recieved a change order from CPP GLJC Developments, the Owner's Guiseppe Lomiento & Jin Sung Cho

"The Contractor Must follow all permits/regulations/building codes to complete Irvine Entertainment Center Office Tower. According to careful inspection and supervision by the consultants (contracted by the owner) found serious requirements being missed in plan and specification. Thus, the Contractor is directed to proceed with the work as described herein: Provide all design specs and construction management plans necessary to complete appropriate Emergency Helicopter Landing Facilities (EHLF) in High-Rise Building. Provide all design options (i.e. location, size, construction materials, plans and specs, structural analysis) as considering all building codes and Fire Marshal requirement regarding EHLF structure. Provide construction logistic plans for this EHLF system and potential changes of cost and schedule, possible change of Leadership in Energy and Environmental Design (LEED) points. All other requires as set forth in the contract documents remain in full force."

EHLF Code Research

The Federal Aviation Adminitration (FAA) was consulted to verify that an evaluation for the rooftop was not necessary due to the function of the emergency helicopter landing facility (EHLF) prohibiting personal and private use of the helipad. Likewise Caltrans Division of Aeronautics did not require a permit due to the landing pad solely operating for emergencies. Los Angeles City Fire Department code was adhered to when implementing fire hose cabinets and adequate flammable liquid drainage. The California Building Code was used to design for a non-combustible construction and the dimensions of the EHLF.

EHLF Design Plans

To ensure that the Irvine Streamline's Emergency Helicopter Landing Facility (EHLF) complied with the federal and city codes, the design team were able to include the safety zone surrounding the Touchdown and Liftoff area (TLOF) whilst maintaining at least 50% of the green roof to ensure no point deductions based on LEED v4 BD+C criteria.
