Based on the design-build project delivery system, construction and civil engineering students implemented the design and simulated construction of a mid-rise multi-purpose office tower located in Irvine, CA. The project is comprised of a new 14-story above grade core & shell office tower (approximately 315,000 square feet), and one level of subterranean parking. The project incorporates sustainable features to achieve a LEED Gold rating within a budget of $65,000,000 (design and construction collectively). The project scope encompasses the geotechnical design, structural design, construction cost estimates, budgets and updates, construction schedule, BIM modeling, value engineering, and LEED Certification design criteria as strategies to complete the project within the desired budget.
